Jul 2018: I like Arden Villas because apartments in Arden Villas are very big and nice. They have a good pool and you can enjoy with your friends there.

Nov 2017: I've been at Arden for about a week now and I'm beyond satisfied. Out of three apartment communities that I've lived at near UCF, this one is by far the best. Everything was in great condition when I moved in: newly painted walls, new carpet, clean, updated and good condition appliances, no major issues. I live on the second floor and never hear any noise from any of my neighbors next to, above, or below me. Everyone in the office is super sweet and helpful. The package room system is really cool and efficient. Nice amenities, haven't been crowded from what I've seen. Lots of dogs! They recently fixed the gate but I'm indifferent on that.

Nov 2017: Gate doesn’t work 85% of the time. When they “resurfaced†the parking lot, they meant repainting because all the cracks and uneven spots still exist. They literally even painted the leaves that were on the ground at the time. Speaking of the parking lot, they notified us about a specific time that the lot would be “resurfaced†and to not park there. 2 weeks later after work had stopped, they decide to paint another portion of the lot then towed my car to another spot and damaged it in the process. When they cut the grass, there is no care given about your car so the entire front or rear will be covered in grass. The trash compactor fills up and trash is put along the sides. Parking is Non existent so if you don’t come home before 5pm prepare yourself to walk.

They advertise themselves as gated community which they are not! They told us multiple times that the gate is fixed and is going to work starting next month or next week but days passed and it is still dead! They also charged us 45$ for the gate keys which we will never use I guess.
2. Thieves! last week they stole my roommate's bicycle Tire. He bought a new one and again today they stole the seat. WOW! In our previous place he didn't even lock the bike and no one ever touched it. But here with all the locks and "security" it happens over and over again and office is suggesting to rent a garage for the bike!

Apr 2017: Exceeding expectations so far! XXXX, XXXX and the rest of the leasing team have been so kind and helpful. I moved here from Canada and had some challenges getting my work permit approved and they were very patient. I also don't know how things work down here (very different from Canada to rent) and they explained everything.

Dec 2016: So far so good. I liked the community except for the low lighting in the community. The community stays dark most of the time. I suggest qn improvement in this aspect. Yet, I would definitely recommend this to a friend.
Review from 12/19/16 on Apartment RatingsNov 2016: From the moment I moved in there were issues. There were dead bugs all over the apartment, and we had live roaches as well. After a pest control treatment, there's still bugs. My ice maker was broken. My washer was broken. My dryer was broken. My dishwasher was broken, the sink compacter was leaking into he bottom of the dishwasher also leading to a horrendous strong order throughout the entire apartment. My bathroom sink was broken. The apartment it self is large and spacious but from the maintenance issues, and the rude abrasive staff, I've found that it's not worth it. Not to mention the $200 late fee, a heaping 16% of my rent, compared to most locations, the standard is 5%.

Apr 2016: The place is really nice with a great pool. The staff is friendly but they are not good at communicating. I renewed my lease and the club house manager told me that I could get my carpet clean. They never came. I called about three times, they said every time they will send someone out. Never happened. I also called for the ants like ten times. They would say we will send pest control out. They never came.

The trash situation is also inconvenient being far away from the buildings in the back. The lake sometimes looks a bit toxic, so making the appearance of it more appealing would be nice. More green space for recreation, and more parking spots would be nice- once 9pm hits, all the parking spots are gone. A great first apartment, nonetheless.

Oct 2015: I like the tall ceilings and spaciousness of the apartment. I don't like how thin the walls are. I am able to hear the conversations of pedestrians from the third floor. Some appliances and fixtures could be updated. Management is good but they often leave us will unfulfilled promises.

Elevator & waste disposal is desperately required to develop as a quality appt service.

Jul 2015: I recently moved in and the staff was very helpful in the whole process and for the location and price it really is a good place. Other places overcharge for small rooms where here the prices are very reasonable for its location to UCF. I am happy with this place.
