Sep 2019: The living space is great and the grounds are well kept. Frustrations: The so-called security gate that is supposed to be a selling feature and definitely a portion of the rent, seldom works. I've been here almost 10 months and its only worked a total of 30 days. The parking is awful. No one monitors it. I have a garage and people park in the driveway and I can't get out; or along the access road, in front of fire hydrants and even in front of stop signs. There is no reason for people to comply because management shows no effort to enforce compliance. Next, when the office closes the amenities housed there are not available. If you want to use the business center or the pool tables, or fooz ball, its never available after office hours. Therefore, if you work 1st shift, your only access if Saturday & Sunday - but the office hours are minimal during the weekend. You pay for features that are not available at your convenience Review from Google
Sep 2019: I initially thought I would have a positive experience with 525 Avalon during the time I started living there. Although I had no other issues with the community, the gates did not work 75% of the time, basketball courts constantly closed, main water line constantly having major issues causing no water for multiple days at a time and a horrible race for guest parking. Other than these items, I was ok with the place. I typically receive full deposits back but 525 Avalon falls into the stigma of Apartment communities penny pinching in order to hold deposits from their residents in any way possible. They claimed they had to replace the carpet due to normal wear and tear. However, ironically the unit is only 850 sq. ft. and there is no way to prevent the normal walk path(s). After disputing this, they suggested I obtain legal representation if I'd like to receive a refund. You would think their main priority is customer service but unfortunately not Review from Google
Aug 2019: My boyfriend lives here and I love the property so much! Only reason I am giving 4 stars is because he wanted to live here because he loves having the front gate that calls him every time a guest arrives. However, the gate seems to be not working 75% of the time. Other than that no complaints!! Review from Google
Jul 2019: My husband and I have lived here a combined 5.5 years. I moved in with him three years when we got married, and we have lived in two different apartments here. They look good from the outside, but we are finally moving out in two weeks and cannot wait to get out. My husband has said this place was good when he moved in, but has gone dramatically down hill since. On a positive note, I will say that the maintenance and facilities staff members are incredible. They have gone above and beyond, helping us change tires, move mattresses, and responding to requests. I think the office staff try really hard, but there is so much turnover we never know who works here and who does what. The apartments are so gross. We have lived in two here, and have had the same issues in both. Despite scrubbing weekly, there is so much mold and mildew. I religiously change our air filter and use the high end filters, and every time I take it out it is completely black Review from Google

Feb 2019: Even though they are owned and managed my Preferred apartment communities (PAC) there is nothing preferred about this place. HORRIBLE staff including maintenance. I can’t tell you how many times I almost got into an accident because they drive their golf carts around like they’re the one ones in the world. The apartments are disgusting and not upkept. We had painted our walls and about 6 months ago (after living there for 2 years) we started getting sick a lot. Once we moved out and painted the walls back we realized the walls were damp and starting to crack. Obviously there was a leak with mold or mildew growing but because of the lease and contracts we have no grounds to stand on. The parking is horrendous and I had upstairs neighbors that never had their music below volume 10, at least once a week I called security and nothing was ever done so I just had to deal with it. DO NOT MOVE HERE THERE ARE SO MANY OTHER APARTMENTS THAT ARE CHEAPER AND NICER

Nov 2018: We lived hear for two years. I am pleading with anyone who will listen to this review get everything in writing and record everything with your phone entering and exiting . The charges we received after leaving were unacceptable and blatant lies. My child helped us clean and she saw the exit letter emailed to us and she could not believe the things she read... I had to explain to her what this world is like and why people lie and document bulls....t lies. I am consulting with a lawyer tomorrow to consider our next steps. The staff was beyond rude and the crime was awful throughout our stay. The college students run wild during the school year (extremely noisy) Please be mindful of the pedifials in your community, Per Orange County Sheriffs records, It has an extremely high number in this area. Nov 2018: I lived at 525 for a little over a year and it had its goods and its bads. To start with the goods, the apartments are gigantic and the staff is really nice and friendly. Maintenance requests are completed promptly. Amenities like the pool and gym are nice. However, for the bads, we had tons of roaches (although you do pay pest control and can request for them to come deal with pests) we had pets and didn't want to deal with that. There was also a raccoon problem. Whenever you were going up the stairs at night you had to watch out for them because they would just lurk around trying to get into the valet garbage bins. In addition, parking is awful (especially at night) and if you are forced to park on a yellow curb due to the lack of parking they will put a GIGANTIC towing sticker on your window. Sep 2018: We have lived her for a year now, and we absolutely love it! The staff is very helpful and sweet. I usually deal with Courtney, Bradley or Rebecca. Work orders are usually done very quickly and they maintenance men are also very friendly. The neighborhood always has children playing outside riding their bikes, it is a family friendly community. Most of are neighbors are also very friendly. Parking can be a problem in the evenings, but they offer personal parking garages to accommodate residents. The walls are thin if I am really quiet I can hear my neighbor's conversations, or hear people upstairs, or in certain parts of the apartment I can hear people climbing the stairs. Mar 2018: it nice but i won't recommend it, i rather pay this amount somewhere also. First staff are overpaid, mangers always on vacation, night staff are terrible you don't even feel welcome, parking!!!! don't let me start in that, i come after a long day tired driving around the campus trying to find a parking, they painted half of it yellow so you can't park or they will tow it, like they force you to rent a garage for 125, and what ever you pay you still will have to pay for the trash on top of that. Mar 2018: ——————— I rented the townhome. They gave us brand new carpet and the apartment was nice except they went super cheap on the padding under the carpet. It's about one quarter the thickness of the model. When we moved in the handle was missing from one of our doors. They had 3 weeks to fix everything after the previous tenants moved out. The AC seems to work well. Although our bedroom vents rattles quite loudly. In the middle of the first night our smoke alarm went off at 2am due to low battery. Taking the battery out didn't stop it, pressing the buttons made to get a lot louder. Their emergency maintenance was excellent! -------------- Update Next day Vent and door handle was fixed. Feb 2018: I've lived at 525 for quite some years and have seen it's ups and downs and can honestly say it's at a major high right now. The manager, Kristy, is the best around and has done a great job bringing this community to where it is today. They've done renovations to the grounds and apartments to make them one of the best looking and cleanest you'll find in Orlando. The maintenance staff is also friendly and always quick to take care of any issues that may arise within your apartment. There's always community events going on, for children and the parents. The pool and deck areas are very clean and very get together friendly, that has 2 range grills and a fire place. As for the lady that's ranting about her car being towed. Maybe you should spend less time on Google reviews and more time reading your leasing agreement. It clearly states that all Review from Google
Feb 2018: My husband and I have been living here for 6 months now, and It smells like a dog zoo. The poop from dogs is everywhere. The grounds and even right outside the mailbox we have stepped on poop from dogs, there are so many dogs at this place and a lot of owners who do not pick up after their pets, that you cannot even sit on the grass or even walk it because you might find that you are sitting on poop. We have a balcony sitting outside a yard and the smell at night is horrible, the poop from the pets is so unbearable that we don’t use our balcony much at all. It all looks nice, but it doesn’t smell great here. Seriously I wish they did something about the smell of poop in the grounds, is gross, and lots of owners don’t care about the signs to clean up after their pets. Feb 2018: I have lived here for the pst 6 or 7 months, so I figured it is time to leave an honest review. To start, the apartment I have is a 3 bed, 2 bath. The apartment is overall nice, with nice furnishings and plenty of space, but in reality, it's all just a facade. The carpet is cheap, the cabinets are cheap, everything about this place it cheap. don't let that turn you away if you're thinking about moving here, but it was just disappointing to find out that everything is so cheaply constructed. We have had a little bit of an issue with ants, but no other problems, and the pest control that we pay for in our rent never seems to do anything about it regardless how many times we call and ask. Jan 2018: I have lived here for over 3 years now, going on 4. I have rented in many places all over Orlando the last 11 years. 525 is truly the greatest place I have ever lived. Not only have our units been beautiful, the complex itself is very clean and well kept. One thing that will keep us here for years to come is the staff. About 9 months ago, I had to stop working due to my daughter being born 9 weeks premature. She fought for her life for two months and it was the scariest and hardest time of it lives. With me quitting my job, bills became unpaid, and piled up. Rent was late and the stress built up. From the moment my daughter was born Kristy (the property manager) has been so understanding and willing to help us when she could. She even got us into a smaller, cheaper unit that is saving us some money on rent and electric. This really says a lot Review from Google
Jan 2018: I have lived in this community for a couple of years and absolutely love it. The staff is friendly and helpful. The grounds are beautiful and the amenities are great. I am impressed with how clean everything is. This place is super pet friendly. Every time I walk my dog, I meet someone new. There are many dog lovers here. Of course, most of us clean up after our dogs because it's the right thing to do. Any one that does not, will eventually be reported, which is only fair. Just follow the rules and let's keep this place clean people! Can I also say that our resident dog walker is PHENOMENAL! The entire community considers her to be an angel and a blessing. Jan 2018: I have lived in this community for the past two years with my significant other. When we first moved here we absolutely loved it and the staff was super friendly. Somewhere within our second year things changed and the staff became really rude and unpleasant to deal with. The parking is absolutely terrible and I am beginning to feel as though the neighborhood is unsafe. I went to get into my car one night and a car began to follow me around the neighborhood and attempt to block me in. I have heard of other break-ins and things such as a someone being robbed and shot that have happened on this community which is also displeasing. They also decided to tow my significant other's car without notice. The car was parked in front of our building- and they knew whose car it belonged to as well. Nov 2017: I originally liked this place. DOCUMENT EVERYTHING ON MOVE OUT. They will charge you for damage that is non-existent and turn you into collections. They claimed it was too late to appeal charges. I'm not funding their renovations. Review from 11/24/17 on Google
