May 2017: I would not suggest moving in here EVER, first off they messed up the floor plan I had signed for and it was the front desks mistake they "gave away" the room I signed for due to incorrect papers on there end. The other part is forget the elevator because it NEVER works and I am on the 5th floor...that so many stairs when you have all your books or even groceries, it would be different if it wasn't all the time literally twice monthly its out of service. The maintenance is very nice and prompt, they always got to me quickly which is nice because something is Always broken or infested with roaches.

Mar 2017: Excellent Location! Walking distance to campus, and downtown San Marcos. My unit is located right by a resident gate entrance, and that gate makes the most annoying slam every time it is closed (been hearing it for roughly 3 years now). I gave up on asking for the gate to get fixed after a while. The furniture for the furnished units is pretty uncomfortable (at least that's how it is for my unit) for the amount that is paid for rent every month.

Feb 2017: Lived here for the past two years. Despite what others say the complex is always clean, and the staff is better than any other complex I've lived at. The best part is the location, I can wake up 20 minutes before class and still be early. The only downside is the rent is pretty steep, but you are paying for the location, I am able to walk to class during the week and walk to the square on weekends.

Feb 2017: Moving to the Vistas was probably the best decision I've made. The close proximity to school and local food areas is amazing. I've had no problem with the management or parking services. The staff is extremely friendly and they're always helpful with packages. One incident I had was my package came in opened and they reported it immediately which helped me in figuring out my order issues.

It is conveniently placed right off campus so getting to class is no problem. The maintenance staff and management have always helped me when there has been a issue with my room/unit.

The front office staff are very helpful and friendly as well as having a quick maintenance team. All amenities are very well kept and everything you would need at an apartment.

Review from 11/17/16 on GoogleOct 2016: My experience at the vistas has been nothing short of exceptional. Work orders are done the same day they are place or the next day if I placed it at night. The community are all friendly. The study room is perfect for those concentrated study sessions. Working out at the gym has never been easier since it's in the complex and open 24/7. I am definitely going to renew my lease.

Oct 2016: My son's truck was towed from the parking garage even though he was paying $30 a month to park there. They told me this has happened 'many, many times'. It cost me $258. He was in the apartment 1 hour and 52 minutes after the noon deadline to be out and they charged me a $75 fine. He had already turned in his keys on time. I don't recommend this place!

Maintenance is so fast they come no later than two days after your request and usually they come the day you put in a request. The location is the best in San Marcos. You have everything you need around you. You can definitely tell they are under new management and it's great. I heard a lot about the elevator breaking down but ever since they've had new management it has been working great. I already re-signed my lease.

Mar 2016: I would definitely recommend this apartment complex. Great amenities, great rooms, and a nearly perfect location. The complex was acquired by a new company this past year so I think the prior negative reviews were mostly based on the past company. If I were you I would tour this complex. A lot of the prior reviews comment on the high price for credit card costs. An easy way to fix that is simply pay with a cashier's check. HEB is within walking distance (less than a 5 minute walk) and you can get one there once your bill arrives. After living here for 2 years I can not imagine having lived elsewhere.

No need for bias, here's your facts:
-The "Staff" as it is now, is made up of an under equipped maintenance crew, out-hired construction contractors, College student clerks, and a rotating staff of managers (haven't met the same one twice when discussing accounts) who divide their time between The Vistas and three other larger properties.
-American Campus Communities (Owns The Vistas) will charge you a $20 convenience fee to pay your rent with one time payments. Your other option is to either set up recurring automatic payments for which they'll you charge you slightly less, or to pay with a bank check.
