Apr 2018: The Thompson is actually a joke. There hasn’t been lighting on property since I moved. This is a huge safety issue. To add onto this there is dog poop all over property. It smells terrible, and when you walk at night you have to avoid the grass at all costs because there is no light so you are unable to make sure you don’t step in animal feces. The cops are constantly at the complex, once for a shooting and they have been called for multiple fights that roommates have because of terrible roommate matching. The dumpsters are always full so there is no where to put trash bags, and the complex is just trash. Listen to all the negative reviews and don’t live here
Mar 2018: Just want to let anyone reading know, my review may be a little biased because I work at the front office as a leasing professional and live on the property in a flat. But I lived here before I worked here, and I love it just as much now as I did before I worked here! (I've seen reviews where people are bashing me for reviewing cause I work here but since I live here too I wanted to voice my opinion on the property!!)
I currently live at The Thompson and have since the beginning of last summer, I love the maintenance staff! The Thompson has really cool events, there's always free food and donuts every other Friday morning! I won tide pods and dryer sheets at grocery bingo earlier in the month! Everyone is just so friendly here, people always invite you to hang out and play volleyball with them! I love the environment, feels like a resort!

Mar 2018: I've lived here for two years and what made me re-sign was how nice it is and the free parking. The size of the complex is perfect. It isn't as big as the other apartment complexes around town. I've also made most of my friends here at the Thompson. very friendly place. Review from Google

Feb 2018: The Thompson is exactly perfect with the best staff. They make sure I am taken care of between helping out if I need something fixed, offering multiple events and just overall making me feel like family. Feb 2018: I would just like to add to my review that their follow ups are not sincere, so please don't be fooled by this either. I have contacted the office, management, and corporate and they genuinely don't care about your concerns. I have even walked into the office with the lease agreement with highlights of where they are in breach of contract, and they just said to contact corporate which I did and he did not care to compensate or pretty much do nothing except threaten to send me to collections. Jan 2018: This place is rundown and the trashy staff are rude and incompetent. They sent me a notice that I underpaid my utilities by $60. When I asked for the bill they refused to let me see it. The dog poop used to be bad on property but they hired a new guy to clean up the property so it has been super clean ever since he started working here! They really listen to the reviews and make sure we’re as happy as possible. Review from Google
Jan 2018: If I could give this dump a zero I would. Came with my friend to check this place out. My cousin warned me that the reviews are pretty spot on. Didn’t acknowledge me or my girlfriend until I walked up and asked to see the place. Their coffee machine overflow trap looked like it hadn’t been cleaned in weeks (moldy old coffee maybe?). Pool area furniture was filthy and all of the planters were filled with swampy water. Pet feces everywhere, the place smells! The staff is unfriendly and looks miserable!! Courtney showed me around gave off the vibe that she had zero interest in presenting the complex to me and my girlfriend. Isn’t that her job?
The model is decent, but based on the condition of the rest of the place, I wouldn’t expect a clean and ready apartment on move in day. In the corners, in the shower...everywhere. I even had a cricket problem at one point. My roommate has found a beetle in her room and also a roach in the apartment. Jul 2017: MOVE HERE AT YOUR OWN RISK! one star is much too generous! First of all, the utilities is a scam. You pay an astronomical amount for such small square footage. And the move out process, don't get me started! They have a move out checklist of about 50 items, looking for a way to charge these kids. They won't let the tenants do a walk-thru with the managers. Clearly looking for a way to get more $$. So glad my son will not be living there any more! Jun 2017: I just finished resigning my lease here at the Thompson. I've lived at two other apartments here in San Marcos and no other community has made it easier to be a student and live comfortably like the Thompson. The people in the office always go out of their way to help me whenever I need anything and the maintenance people are quick to respond to any issues (which hasn't been many thankfully). They have awesome amenities and they also do promo events like every week like free slushes and grocery bingo.

I have lived in other apartment complexes but this one takes the cake for the worst experience, worst management, and worst living environment. My roommates and I have consistantly reported one of our roommates for bullying us, harassing us and making our (what should be safe living space) into a war zone. Management doesn't care about your safety. They only care about your money and putting your problems aside. Paige (the leasing manager) told us that the office will take care of it with walkthroughs and they NEVER did unless if we bring it to their attention OR got our parents involved.

Maintenance is amazing and gets our work orders in within 24hours!! The staff is so friendly and helpful when we have questions or need work done in our apartment!! The apartment itself is very nice and I've never had problem with it!! The only downside is parking because non residents always park here since they don't really tow and take up all the parking spots.

Great property and management; I really enjoyed the spacious rooms and lavish amenities. Maintenance seems to be an issue everywhere in San Marcos but The Thompsons maintenance always kept me informed and fixed any issue I had ASAP. Awesome staff!!!!!

Oct 2016: I live here and it's actually amazing. Just lots of dogs and their owners don't pick up behind them which means dog poo everywhere. Beyond that it's a nice place to live. The internet is kind of wonky too.

Aug 2016: Oh and if you are a fan of dog poo everywhere you've come to the right place. NO ONE cleans up after their pet and it smells horrible. don't be fooled by the amenities either. The pool always gets trashed and people are up at all hours bouncing a basketball around on the sidewalks. And apparently only writing an honest review gets you attention. For the property owners please do not contact me. You have done enough by not doing anything at all while living there. Trying to find a "solution" after I have moved out is ridiculous unless you are going to refund my money. To students and parents: GO ANYWHERE ELSE!!!! Oh and those 5 star reviews you see on facebook are students who got free shirts or cups. don't believe those lies. Just keep on driving by.
Aug 2016: AVOID THIS PLACE!!! This place is a complete joke! I just moved out last month for the one and ONLY year of living there and it could not have been any sooner. The roommate matching was a complete joke. Not only did they charge me almost $150 AFTER my lease was up but it was for things that the OTHER roommates left dirty or that previous inhabitants had broken (room wasn't clean when I moved in and they never fixed my shower rod). Never mind that their response time to any work orders was ridiculous. We didn't have working dryer the last two weeks we were there and they never fixed it, I'm assuming because we were all leaving. Go anywhere else. The cost is ridiculous. Cars get broken into, there's always, always, ALWAYS loud parties that you have to call the city cops to break up not the "property" people that are supposed to monitor the grounds. Oh and if you areSep 2015: DO NOT LIVE HERE. they put me with someone who owns a cat and I am highly allergic and they have not done anything about it for 3 weeks now. So I am suffering every night. ALSO you can hear every little movement and thing that happens around you or above you from other people. it's horrible
