Jan 2020: Management is terrible mostly because the property manager Lauren refuses to talk to residents. A lot of the problems could be resolved with communication. The record keeping is awful and you had better stay on top of your rent and any incentives you agreed to because they will overcharge you and hold out on the incentives in hopes that you forget about them. The only good thing is there location. Other than that it is a total rip off. Greystar should fire all of management

Sep 2019: I'm the guarantor for my nephew who so far likes living there although it's only been a month. I, on the other hand, have to deal with their accounting system which is a train wreck. They are undergoing all sorts of changes and all blame goes to the computer program. Voicemail messages are not heard or returned. Rent is broken down into many segments--the room itself, an attached bath is separate, parking is separate, insurance is separate, sales tax is separate. This is not a bad thing, but each time you pay there is a convenience fee of $1.50 (much higher if you pay by credit card). I've had a very difficult time paying! You would think they would want payment! Then when I finally get the help I need they tack on a $50. late fee. They literally charged everyone twice for the month of September! All I can say is that I've spent hours and hours simply trying to pay rent and the complexity of it was extremely frustrating. Review from Google
Aug 2019: It’s close to campus as well as the square. The amenities are great. The only thing I don’t like is that they lease by the room, not unit. So you get random roommates that you never asked for. This has caused a lot of issues for me personally. Review from Google
Jul 2019: Regardless of how, up front, friendly the staff is in order to get you signed...it’s not the same afterwards. Management is rude. The manager is unpleasant to even the simplest questions. Not friendly nor approachable. This place (after you sign) is a corporate world bully.
They continue to say they’ve reduce parking but it’s not true. The parking has increased. They trick you into believing this because they are now under new management. The previous management had parking at a reasonable cost. The new management is manipulating with corporate verbiage. good luck!! Review from GoogleJun 2019: Worst place to live in San Marcos. Staff is rude/horrible, especially the manager. I have been yelled at by them more than once! Who raises their voice at a grown woman??? Elevator is always broken, had many uncomfortable encounters, and the garage is always open!!!! What is the point of paying 50$ a month for a garage with absolutely no security!? I am now living at the cottages where I don’t have to pay for parking.😊 I know many people who will not be living here next year! Very unreliable and unprofessional! A lot of favoritism happening here! Workers get away with a ton of things compared to some of us. Jun 2019: Location's convenient, parking garage had decent space, elevators would breakdown a few times. Staff was friendly. Upper management was not that great didn't get the rooms my roommates and I picked somehow they shuffled our bedrooms up. I never received a move-out statement bill until I got an email(no letter, no call/text, just 1 email) saying I have 30 days to pay or get sent to collections. But I tried to pay 15 days after I received that ONE email and the manager was never in the office so I told a staff member and he did get ahold of the manager after a few back and forth calling on the staff members part(which is why I loved the front the desk staff doing such things like this) he informed me that the manager sent me to collections.. I don't know how my phone number and permanent address was never reached when they've contacted me in such ways prior to moving out. Apr 2019: My son moved here last fall. It is very nice and new. High end granite and nice finishes. His roommates make a mess in the kitchen and they don’t clean up after themselves but there not controllable and just a part of student life but the staff is very nice and accommodating at anything we have ever asked for. Parking is great and well lit. I feel that it is safe and a block from his classes. We will be renewing for next year. A++++ experience. -Location
-Nice gym and study room
Cons:
-No where to park unless you want to pay $70 extra a month, yes you will get tickets in 2hr spots
-Elevator takes forever and always smells awful
-If you have guests or get food delivered you must come down to the lobby to let them in
-PAPER thin walls, if anyone’s in the kitchen you will hear every sound
-Fire alarms force you out at all hours of the day and night (:
