Jun 2019: RAT INFESTATION:
I don’t know if they’ve taken care of their rat infestation since we moved out, but from June through October 2018 our apartment (and the units around it) had a terrible rat infestation. The manager sent pest control out a handful of times to try and fix the issue with no significant results. We ended up legally breaking lease, since—based on our point of view—they did not make a diligent effort to solve the problem in a reasonable amount of time. Of course we have photos of the rats themselves, but thought I’d spare google from the horrific images. After, they tried to keep our deposit, but apparently came to their senses that that would have been a bad move. Additionally, maintenance requests were often unfulfilled in a reasonable amount of time. For instance, it took them several weeks to replace our malfunctioning smoke alarm. Finally, some of the following events are trivial, but I believe it gives an accurate depiction of the type of neighborhood you’d be moving into were you to rent an apartment at this complex Review from GoogleJun 2019: Anyone saying that this place is quiet is a fake review or they're deaf. The Colony is, without a doubt, the WORST place that I have EVER lived.
The water seems to be shut off every second Tuesday and third Thursday, and even in that rare moment that you have water - it bounces between hot and cold more often than not.
My car has been broken into, as well as multiple other people. It would probably be helpful if they ever turned any of the perimeter lights on, but nahhh.
The pool has been murky and green since the day I moved in. That was a year ago...
Oh! And the laundry room. Ha ha ha ha. What a joke:
One or 2 washers work at any given time. The rest of them and usually all of the dryers are ALWAYS out of order Review from Google

I’m glad I only have a couple of months left here. When Casey was the property manager things got done in a timely and effective manner. This new chick Brooke seems like a nice lady but isn’t all the helpful and her typical response is “I’m sorry, I don’t know what’s going on.†The Maintenence team has had a week to fix my ac unit that has been leaking ever since I moved in and still don’t have cool air running through my unit. Johnny who is the Maintenence guy for the other property (Phase 2) is honestly the only worker who gets things done right and timely! Jun 2017: Cheapest apartment complex I found in San Marcos. Nothing much to complain about I lived there for 2 years and things went smoothly! The landlords are always extremely helpful as well. Review from GoogleJun 2017: Ok, so I am about to write everything going on because i'm tired of people falling for false advertisement. I am giving 2 stars because the place looks decent and the apartment is spacious. With that said if you have other options with a reasonable price diffrence just TAKE IT, this place is not worth the $100 you save!! I am not a picky tenant I chose this place knowing it isn't the best out there, but "management" (if you can call it that) is RIDICULOUS! Think 25 year old who lives on site, who takes everything as a joke and gets drunk with his girlfriend in the pool area almost every weekend. So XXXX (manager) will talk nice to you while you're a knew tenant but will quickly turn and basically tell you to deal with issues because "nothing can be done at the time".

I have enjoyed living here for the past year and the only reason I am moving out is to get a house. Casey, the manager of the property, is very kind and personable. He will work with you on any problem that you have and the maintenance staff is friendly and good at what they do. As long as you SUBMIT YOUR WORK ORDER ONLINE it will be resolved shortly.
Review from 6/13/17 on GoogleJun 2017: When I first moved in to the complex, everything was running smoothly. We had great management and she was very attentive. Ever since we got new management, we have had "boiler" issues about 7 times now and the hot water is always messing up. Besides that, work orders can take a while to be completed, fortunately I haven't had any emergency work orders. It's a good place, but they need to get it together with their water problems.

Review from 11/29/16 on Apartment RatingsApr 2015: This review applies to the Colony Phase II. I have lived here for about a year now and I have had nothing but good experiences with the staff! Brooke is awesome! The rent is way cheaper for the space than almost everywhere else in town and it is completely dog friendly. They don't make you pay 500 dollars for your dog to live there like most other places do! Neighbors look out for one another and are friendly. There have been a few times where some people were loud outside at night but it was also a Saturday night and it seemed like they were just loudly walking home from the bars. I haven't ever had issues with people having parties or being loud.
