May 2018: I had a great year here at the Avenue! Bus rides to campus are short, pool’s great, and the people are all friendly! Maintenance has fixed any requests we’ve submitted and they’re always happy to help. Towing is enforced, so you will never have to worry about not getting a spot in front of your apartment. Apr 2018: This was my first year living here at the Ave. The Ave has friendly staff and are more than happy to listen to their residents. I like how much space that I have in a 4x4. Everything is well kept (mind you I got lucky with random roommates). The only things I don’t like about the Ave is limited visitor parking spots due to the party bus on the weekends and the amount of dog poop that surrounds the complex. Other than that, everything is pretty nice. This is the nicest place I’ve signed at and I also resigned as well and I’ve lived in SM for 4 years. Feb 2018: I have lived at The Avenue at San Marcos for going about two years now. Both years being extremely different views. The first year was an overall good/okay experience. I didn’t have problems with anything dealing with my own apartment, but the all around feeling safe was a really big concern. Student living is easier to have problems due to how many young residents that come in and out of San Marcos to go to Texas State which is safe to say their first time having an apartment. This being said, my second year at The Avenue was an amazing experience. The Avenue really step up in a big way with security and hosting Resident Events. The staff is always very helpful and really caring when you go in. There hasn’t ever been a time where I didn’t feel like they didn’t care about me even if they are super busy they always apologize and get to Review from Google
Feb 2018: This is my first year living here, I like living at the Ave. The staff is always nice and friendly to me, and my roommates and neighbors are all nice and friendly. My only problem living here is the visitor parking is very limited. Residents park in the visitor spots making it much harder for visitors to find a spot, also resident parking is hard if you come back home after 10 pm. But overall I like living here, and would recommend it to other people. Review from Google
Feb 2018: The apartment when I moved in had already been occupied by two girls. They kept up with the apartment nicely and I've never had a problem. Although upon arriving to move in, my walls in my room had gaping holes in every wall and scratches all over the furniture, I guess whoever lived there before me had a dog or something. A little disappointed I didn't get new furniture but overall I haven't had any problems with maintenance, staff, utilities, etc. I've heard rumors about drug dealers and people getting murdered but I haven't had an issue with neighbors. Over all I enjoy living at the Ave and even resigned for another year. The apartment gym is awesome and the pool is great. I would recommend this apartment complex.
What makes it four stars and not five is the fact that visitor parking is like nonexistent. Large bedrooms, two closets, & tons of space & storage in your bathroom. Pet friendly. Awesome amenities. A large 24hr gym, a pool & hot-tub. Keep in mind this is a very large property & requests sometimes need to be prioritized in other apartments. But overall my requests were always met as promptly as possible. Feb 2018: I took a chance after touring the avenue and i really enjoyed it! The Property Manager David was a great catalyst in really helping me not only move in quickly but really make this a great place to live. The Staff are really friendly and compassionate, especially when I need help, some of the best people I've ever had to deal with. Feb 2018: DO NOT LIVE HERE!!!!! I thought I would give The Ave a try because of the nice sized rooms and nice living area: BOY WAS I FOOLED! Nobody every knows what is going on. Staff is RUDE and never know where the property manager is. Unprofessional and try to charge you for every little thing. Drug dealers live here and they do NOTHING ABOUT IT, yet if your late on rent they are up your butt about it. My electricity goes on and off all the time. DO NOT MAKE THE MISTAKE AND LIVE HERE!!! Jan 2018: Somebody should really do something about all the loose dogs! You cant really go outside without having them chasing you. I'm talking about big dogs that are running loose and pooping everywhere (near the pool area) UNSUPERVISED!!! I dont want to have to run to my vehicle with fear of getting bitten! Review from Google
Dec 2017: My son lived in this pathetic place last year and he and his roommates discovered heavy mold in the AC closet and went down to the office and reported it immediately. The person who they spoke to in the office tried to down play it and said, "oh I doubt it's mold. It's probably just dirt or whatever." They did send someone down a couple days later and knocked the wall out which was a common wall between that closet and my son's bathroom. That afternoon when my son came home from classes he noticed that his bathroom counter top had a long crack through it. Unfortunately he didn't say anything about it initially and by the time he did, they said he did it and hit him with an $803 charge. I called management up and they wouldn't even talk to me. They had already turned it in into a collection agency.

Nov 2017: NEVER had problems with other complexes. EXCEPT THIS ONE!! When you move out, they will fine you with all kinds of things that you cannot prove and they cannot prove, but you are still responsible for. They will also throw in fines for fleas and such, that oddly enough, NEVER existed when you lived there, but miraculously they find when you move out. Also, they ignore the fact that there are nests of wasps and yellow jackets lurking at every corner and rail around the complex. Due to unprofessional work ethic, they wait until someone gets stung for the 3rd time in a few days and someone constantly bitching and forcing them to send someone to get rid of the nests, before they do anything. They are also slow on maintenance and when they do come, they rarely fix the issue. The only nice people who work there are the maintenance people. The Manager of this place, if you can even call him that, was rude. He would walk away whenever I tried to approach them about any issues. I had to report two of the main people that work in the office to corporate. They will charge you for things that you didn't do, then say "they do not need to provide any form of evidence ei. pictures, to charge you." The only good thing was the gym, but seeing Sheryl just ruined my appetite everyday, would literally see her "trying her best " at the gym. It wasn't until my parents threatened to sue this company did they finally back down. There are always police cars at other complexes.I feel completely unsafe in this area. The management here has always been so BAD. If you want something fixed it will take like two days for them to fix it. Not to mention the maintenance barges into the apartment without knocking! We've had them catch two of our roommates naked trying to change! They refused to give us new carpet when we first got here and we have yet to get it replaced. We have two different types of carpet in our apartment and they won't fix it.

Jun 2017: Definitely one of the worst places to live in San Marcos, from the spider webs/bugs to the rude staff. I would never recommend this place to anyone. Maintainence takes forever to do anything, and when they finally get around to doing anything it's always half fixed. The Ave charges for everything. Maintainence even stole our trash can when they did repairs in my house. Coming from the Village this place is a dump. NEVER EVER MOVE HERE! You're welcome in advance.

If you think the alarming number of 1 star reviews isn't enough then this review should be. I signed at the avenue my sophomore year which was well over a year ago and upon move in the unit was extremely dirty like they didn't clean after the recent residents moved out ( which they charge you for when tou sign) and it was infested with cockroaches and I mean to the point where we could not leave anything out on our counters.

The avenue is a very insecure place, where there are robberies and where the staff is not responsible neither inside nor outside your apartment, and even so at the end when the keys are delivered and verified that everything is paid and within a few weeks I recive a check of return of extra payments, to the few months I receive a letter of the credit bureau saying I own they money for a maintenance of which they were responsible and it was clarified at the moment of delivering the keys that everything was covered and that there was no charge some , It could have damaged my credit and they do not care.

Dec 2016: I have seen been to countless apartments in San Marcos geared towards students and The Ave was most def. the best one I saw! If anything I was expecting to pay over $600 a month for a five bedroom because the sizes of the rooms are pretty insane but to my surprise it's way less and in a college student's price range. Amenities are super nice, mostly that gym and movie theater! There are reviews about management but new management has been put into place so I wouldn't base your judgement on that. All faculty has been more than helpful and the new manager I believe, James Morrison, has been the biggest help in my case.

Dec 2016: I just want to say that I personally love living at The Ave! I live in a 4 bedroom Townhouse and how big my room is in the apartment for the price I pay is great! They have nice amenities and the staff is super friendly! Corey is a great property manager and will always listen to your concerns. No apartment can be perfect but The Ave is great. I would highly recommend ANYBODY to live here.

Jun 2016: Management is trying to do a better job but the consistency still isn't there. The only good staff member is luwam, everyone else is not friendly. I've waited on a work order for 3 days just to call and check in and find out no one ever sent the request in. The apartments itself are nice, and worth the price I suppose. Staff has just always been a NO for me.

-the bathrooms are really small
-the walls are thin and my neighbors are loud
-guest parking is always full on the weekends
-the bus route is EXTREMELY crowded (which isn't The Ave's fault)
-no one cleans up their dog's poop
-the internet gets really slow during the semester

May 2016: I have loved living at the avenue San Marcos. The management and staff have been great and helpful. Any maintenance requests have been handled quickly without delay. I definitely recommend living here for any students looking for off campus living. I love how there is two bus stops so close to each other as well making it easier to catch bus to campus. Plus all my neighbors are friendly and quite. Never had a noise complaint and I live on the first floor. I recommend to any parents or students looking for off campus living.
Review from 5/24/16 on GoogleSep 2015: This is by far the worse student complex in San Marcos. Sure, the town homes and amenities are nice, but the management is HORRIBLE. They will ignore you, forget things, lose rent checks and do basically anything they can do to get more money. They do not care about the residents, they care about the money. It took maintenance a month to fix the issues with my apartment. The office staff has no idea what they're doing but that is all a result of the poor management. Oh and if you ever ask to talk to a manager or set up an appointment to, they always seem to be busy and "will get back to you soon". Which never happens.
