Sep 2019: I have been living here for over a year. While the apartment itself is fine, the leasing office staff doesn't care about your complaints.
I extended my lease and had a 16% increase in rent.
Beware of hidden charges, I got fined for not sharing renters insurance which they already had and could have easily waived off. Review from Google
Aug 2019: I have lived here since June of 2018 and I have seen many people come and go in the office which isn’t a huge issue but has made a reoccurring problem even more difficult to fix. Our ac unit in our bathroom has leaked on and off since we moved in they have come out and fixed it at least 7 times maybe more the issue started getting worse and worse causing mold to grow on our ceiling. A couple months ago they came into fix it and then had to clean out all of the air vents because there was mold growing in them. I have a slight allergy to mold and my other roommates have asthma so when we found this out it made sense as to why we had all felt under the weather for a couple months. It’s now August and it’s leaking again and they already came a couple weeks ago to “fix†it . Basically they never really fix it. Review from Google
Jun 2019: With new managment recently, the manager Abigail is awesome and along with the maintenance crew who have always been there for as long as I've been a resident they've taken care of us well. The apartments are family friendly and not student only though students do live here, hence its alot more peaceful and quiet. I live near a huge field in the back too so the view and space is frankly amazing.
My ac went out and I put in an order over night. They showed up first thing at 7 am and took care of it... later it started to get hot again; I called to notify them and they were at my place in 5 mins.
The only complaint I used to have was the whole package situation. They would tell me they didn't have one or it didnt show and then a few months later it turns out they mislabeled it or it was forgotten about. Luckily they have resolved it by switching to a new system of logging everything.
They also do some promotions here and there and the rent is one of the cheapest in sm especially for the quality Review from Google
Oct 2018: don't go here if you want to keep your sanity. Beautiful apartments but terrible staff. Moved out 3 months ago and still don't have the deposit I put down because they made a mistake. Took 6 months for them to let us sign the lease because they were "too busy". We put down $$ for an apartment in April and 5 days before we were supposed to move in they told us "Yeah... I know we told you the deposit was going to be $200 but now its $500. Also, the original price of the apartment that you paid us to hold, yeah that went up $150." Jun 2018: I have lived in a 3 bedroom apartment at River Oaks Villas for 2 years. I was a graduate student at Txstate and my experience at this properties was great! It is relatively cheaper than other properties and it offers plenty of features. The neighborhood is pretty quite and relaxed. The off campus literally stops inside the property, which is super convenient to get to the campus!
The management does great job on taking care of the tenants. Maintenance was always on time. The office staff are very nice and always welcoming. In particular, Priscilla is a very nice lady who is always down to have great conversations and she gets your work done!

May 2018: I have to admit, we were very skeptical about the location of these apartments. Due to that we live near a University and just figured it would be party central for college kids. With two toddlers, safety is a huge concern for us as to any parent. We toured the property with the kids and immediately fell in love with it! River Oaks Villas is very clean, quite and the office staff are very helpful and understanding. We moved into a 2bd/2bth apartment for about 6 months and jump on a deal they had for residents to renew their lease. We were not too excited about packing up again and it being towards the end of the school year, but we just could not pass up this deal on a bigger place for our family! Since we were near the end of the school we had school events and graduations to attend. It is nice, quiet and cute, but people in the office really do not care about the well being of their residents. They dissolved my lease 5 weeks before graduation, ultimately leaving me homeless, because they were tired of dealing with issues caused by my roommate. Upper management of the property tried to work with me, saying they didn't want me to have to pay anymore fines on my roommates behalf and I respected and appreciate them for that. But 5 months after I've moved out I have a delinquent account on my credit because I was NEVER notified about owing them anything after move out. I called the office and Priscilla, the office manager just kept telling me "Well, once we send it to collections it's out of our hands. And I never received a forwarding address." - Pool is very nice and grills are brand new.

Nov 2017: When one doth send in a request for help, one might expect a slow response, but tis not the case for this lovely place. The cavalry shows up not an hour past a hair, smile on face, and gets right down to it, with a lovely conversation to be had besides.
Reception, perception, and presentation guarantees a very fulfilling sense of satisfaction which could level the entire nation. A place where thou doth have plenty of time to not complain while sipping champagne (though thou must buy it for thyself). I dare say they may even slay a Dragon if it comes down to that situation!
True and true, a one of a kind, 10 out of 10 experience and a 10 out of 10 grounds area, therefore I would like to present to you with a highly recommended letter of invitation to enjoy your time and shove off every weekend correctly!

Sep 2017: The area is nice and clean. The staff are fantastic and overall it's a good place to be. When it came time to move out, me and the wife absolutely scrubbed the place down leaving it almost as new as when we arrived. We got hit with a debt collector seeking a $400 charge from who knows where. We never received our deposit and on top of it got an additional debt. Review from GoogleJun 2017: So I've been desperately looking for apartments and River Oak Villas has been nothing but friendly and kind to me every time I call and ask a question. We ended up going with them because the apartments are BEAUTIFUL and the landscape is just gorgeous. I'm a worrier so I ask a lot of questions, and everytime I have a question I would call up River Oaks and ask it. They've never once been impatient with me and they've been nothing but helpful. (If you call 5 times a day, they'll start to recognize you voice 😂).

Apr 2016: My Fiance' and I moved into a 3 bedroom unit with the "Luxury upgrade". We were pleased with the fixtures and the fan in each room. When there was a problem (which rarely happened), the management was quick to respond and quick to resolve the issue. The pool is new and nice, the layout of the property makes for good walks with the dogs and everyone pretty much keeps to themselves. Perfect for a small family or a college student looking for a quiet environment. Highly recommend this place.

The site was gorgeous, the apartment was in perfect shape and roomy, the office staff, manager, and assistant manager were all friendly and very helpful. Yes, they charged a pet rent (on top of the pet fee), but it didn't seem like quite so much. We paid our rent online in a convenient way that didn't mean having to spring for money orders. The maintenance staff were quick to respond and never had trouble fixing anything that broke. Through 2010 and 2011, River Oaks was fantastic.
