Mar 2018: Beautiful property and amazing gym. Staff is always helpful in difficult situations. For example, I had a bad roommate situation and they moved me immediately and were so considerate of it all!! Tara was extremely helpful and moved me!! Love it. Wish I could stay another year Review from Google
Feb 2018: I lived here from the 2016-2017 term. Pros: -Beautiful Exterior -Amazing Recreation Center Cons: -Terrible Maintenance Response -Very Thin Walls -If you don't live on the 1st floor, the floors are even more thin -Staff that give you the run around -Incomplete Initial Move-In -Parking discipline inconsistency -Terrible, TERRIBLE parking Obviously there are way more cons than pros. I will give it to the woods that their exterior looks amazing and that really helps them rope people in. The Rec Center is great but I don't live at the Rec Center I live in the apartment unit. Initially moving in you don't move into the unit till August 16th, however that doesn't stop them from charging you an already expensive full month's rent. The first day we moved in, the dryer didn't work, and we had no TV remote. My roommates and I didn't think much of it Review from Google
Nov 2017: The place is amazing, with a resort type of complex. I'm glad this is my home away from home with the outdoors at our grasp. If you think other apartments are better then you haven't been at The Woods of San Marcus Review from Google
Nov 2017: I have thoroughly enjoyed living at The Woods. I resigned because I love the staff and love how spacious my apartment is. I also love to take my pup outside on the trail that is located right behind my apartment! I'd strongly suggest living here if you want a great living experience. Review from Google
Oct 2017: Honestly my boyfriend and I just moved in in August 2017. We saw the reviews after we signed our lease and were easily scared by what we saw, we even tried to get out of our lease but could not find subleasers. We're so glad we didn't. We fully expected to have a problematic unit but so far we have had no issues, the apartment looks beautiful and the staff have honestly been extremely helpful. I came from living in copper beech and it's so nice to live in a place where there isn't trash all over the street. Honestly I can't recommend the place enough and I hope that now that I hear they have new management (who are doing a great job) they get more positive reviews. Review from Google
Sep 2017: I lived at the woods from Aug '16-May '17. Pros: Overall, the apartments were nice and well decorated. The 2 bedroom townhouse is HUGE. Cons: Parking!!! Spots are tiny and limited. Visitors have to park on main street and they WILL tow you. 1 dumpster for trash in the Whole COMPLEX. If you live in a back building, it makes more sense to drive to the dumpster since it's so far away. Maintenance requests rarely get done - and if they are they ARE NOT on time. For example, my laundry door had a huge piece of wood missing from it that was visible. Asked if they could replace it. They did, but with a door that wasn't sanded NOR painted, making it rough to the touch. I would've preferred the first door. Lastly, the SHUTTLE BUS SUCKS. Constantly down & not in service, and also would stop to get gas constantly meaning you'd get home 10-15 minutes late Review from Google
Sep 2017: The woods is great place to live because it's so close to the river and that alone gives you so much to do. The amenities are great as well. The private bus they have for the residents to campus and back is great! There was a situation with roommates in my apartment and the staff was super helpful and made me feel very comfortable. If I had any complaints about the place, it would be just how loud other residents are, but this is student living so that's expected. Review from Google
Jul 2017: Pool is literally green and has been for the last month and a half. Not sure what the point in having such a big nice pool is if they wont even maintain it. Went in the pool a few weeks ago and when you're standing in the pool you cant even see your feet and the bottom is slimy. Absolutely disgusting and the staff will lie to you and tell you that it usually isnt like this. Find somewhere better to live unless they are going to cut you a ridiculously low rate. I know that under 20% of this year's tenants have re-signed.

Jul 2017: Save yourself. The Woods is absolutely horrible 9/10 due to maintenance issues. Our AC and water heater both went out and we had to wait 2+ weeks for each to be fixed. That meant no hot showers, no doing dishes or laundry, and being welcomed home every day to it being 88 degrees in our apartment. Thankfully I was able to stay at my girlfriends house while we waited and waited for this to be resolved. Most of the maintenance staff are students who have no earthly clue what they are doing unless it is something simple like replacing lightbulbs. They would come inside and press the reset button and leave. Only reason our AC and water heater were finally fixed is because I threatened that I was going to call out a professional and bill the Woods. I looked over our lease and both issues fall under sanitation issues but we still paid full rent the entire time.
Jun 2017: Ive had a crazy ride with this complex! Ended up getting someone to take my lease before I moved in because of all the awful stuff I found out and the staff is really misinformed and will tell you anything. So happy I got out of my lease! Yeah it looks nice but the untrained staff and awful witch of a manager will bring it all the way down. If you can avoid dealing with them just take that route because they will try to make it extremely hard almost impossible to get out but thankfully I did. don't regret deciding to live at The village on Telluride ll one bit! Review from 6/15/17 on Google
Jun 2017: MICE AND BAD BUSSES. That should be all you need to know in order to make your choice. I had mice in my apartment from November till march. Nothing was really done about it until early march late February and please keep in mind that I was still playing full rent. The mice would poop and pee all over my bed and clothes. I was not the only one with this issue and this was not the first year they had this issue. The busses were un reliable I had to Uber to class many times and one time we had to ride in a janky party bus. Review from 6/13/17 on Google
May 2017: 2 Different times of the year the A/C went out the first time It took them 3 and a half weeks to fix was told the staff is on vaca. Second time it took about 2 and a half weeks and was told that when your A/C goes out its first priority and if it is going to be out longer than 24 hours they hook up a fan to at least give you circulation. The fan thing never happened on ether occasion. I did not receive new carpet and they did a half ok job cleaning and repainting ect. I have lived in 7 different apartment complexes and never had to deal with the AC issues. Review from 5/16/17 on Google
Apr 2017: Honestly.... don't live here. The bus system is horrible. Like I can't tell you how many times I had to miss class because the bus broke down or they couldn't find an alternative. The maintenance took forever to come to our apartment to get whatever needed fixed. When I first moved in, the washer was broken, had to get it replaced. The dish washer smelled sooooo bad. We don't even put any of our dishes in it. Overall, i wouldn't recommend. Take your money & go elsewhere!! Review from 4/17/17 on Google
Apr 2017: Place and amenities are nice but the staff is miserable. I have put in request after request and unless you threaten to talk to their manager, they don't even seem to bother. I've decided to update this post as of 4/10/17. Recently they have been doing a much better job. Still if you need something fixed take it online. The management seems to be trying to whip the place into shape. Review from 4/10/17 on Google
Mar 2017: I wish i could give it 0 stars. Worst apartment complex i have ever lived at. not worth the price i pay. Shuttle always breaking down. They cant maintain the same shuttle for 1 month without having to "temporarily" change it with an even worse shuttle. The bus is RARELY on time. I have missed so many important classes and meetings because of it. Lost a whole letter grade in one of my classes because of coming late and being absent. Walls are paper thin you can hear your neighbors breathing. Review from 3/21/17 on Google
Mar 2017: Please DO NOT move to the woods, unless you plan to lock yourself in your apartment and never need the bus to take you to campus, maintanence, or any help from management. The bus is never running and will leave you on campus with no way to get home, doesn't care if you miss class and won't reimburse your parking fees due to their faults, there are pests in the apartments, thin walls, the materials used on the floors and counter tops are cheap, there is only one trashcan that is miles from the back of the apartment complex and is always full, and they charge you for any normal wear and tear. Review from 3/18/17 on Google
Feb 2017: The woods would get 5 stars easily if maintenance would take care of priority request the day of. Such as toilets not working, AC or Heater issues etc. Also, the staff isn't the best. But i love the apartments and everything else. Just the front office and maintenance are my complaints. That's why it doesn't rate 5 stars. Management and staff are both the downfall to a what would be great apartment complex. Review from 2/11/17 on Google
Nov 2016: It's great out here, really if you're big on a nice place to live with a relaxed community. Review from 11/21/16 on Google
Nov 2016: I really enjoy it here at the woods, they even matched me with some really cool guys and I'm most definitely resigning for next year. Review from 11/14/16 on Google
Oct 2016: Maintenence is absolutely horrible and completely unreliable. Our TV burned out three weeks after move in day -- mind you the apartments and TV's are only a year old -- and it has already been 2 months with it still not being fixed. We have put in several requests and even called to have it fixed and all they keep doing is promising to have it taken care of later in the week. Of course, this never happens. Our microwave had also broken and it took them at least two weeks to fix it. My friends dryer broke down and it took them a MONTH to fix that too! The Woods bus hand rails broke around the second or third week of school and it STILL hasn't been fixed. Students are having to sit on the floor or hold onto the ceiling to prevent from falling while riding the bus to school. Review from 10/3/16 on Google
May 2016: Awesome! the pool is amazing, you can have privacy but also be surrounded by people. The gym is also really nice. The part I love most is the apartment layout. I have a town 3 bedroom and its awesome. The rooms are great size and I have three closets! Review from 5/24/16 on Google
May 2016: Worst place I have ever lived. There was a water leakage (from the AC unit) coming from my ceiling, which caused and resulted in mold. I've been getting really sick because of the mold. It started out as coughing to severe coughing. Now i can't breathe at night and they don't care that my closet is toxic. (currently trying REALLY hard to terminate, not sublease because why would i want someone else to live as i do?, my lease) Obviously i wasn't going to let FUZZY mold continue to grow in my closet so i got bleach and i started spraying the walls. Review from 5/20/16 on Google
Apr 2016: Although things initially got off due to delays and restrictions, I've had a pretty great stay here at the woods. Great amenities, the apartments look great inside and out as well. Gym is pretty nice and efficient as is everything in the clubhouse. The downside would have to be that the walls are definitely thin, the parking can be complicated and stuffed, and the river access still isn't open due to the city's restrictions. Otherwise, I've had great friendly service with management and all work orders are usually fulfilled in a nice and timely manner. Review from 4/29/16 on Google
Nov 2015: Pros: Its an apartment It has the word "San Marcos" in the title (I like San Marcos) Kindish staff Little Caesars is nearby and I like pizza One garbage collector so if you like long walks whilst carrying trash this is the place for you! You (the student) have an 86% chance of being older than all the staff. yay! Shuttle service (actually pretty good, sometimes late but who cares) Bee keepers delight-you might have them in your vents! who needs those silly bee farms? Cons: Delayed move in. (about a week) Despite the delay the following were/are still not finished: Pool (still not done) Clubhouse(finally finished sort of) landscaping (half-___ed and looks like crap) Review from 11/4/15 on Google
Nov 2015: First of all I'm writing another review because they decided to delete my first of you because it was too brutally honest Secondly it's kind of funny how they have the staff rating this apartment five stars because they want people to move here You guys please save your money and don't live here the staff is horrible I had problems with my roommates and asked if I could break my lease and they said no you can't unless I found someone to sublease or they were going to try to charge me 85% on top of the 600 I already pay a month for them to find somebody Only that I've lived here for about two or three months now and nothing is built how are these luxury apartments.
