May 2018: Everything about my physical apartment inside was decent, but getting there? Let's talk about that. On a given day, I typically had to park what seemed like half a mile away and proceed to walk in the sweltering Texas heat. Not too big a deal, until you're carrying groceries and packs of water uphill. Another issue in regards to parking comes about if you, like nearly every single one of the 7 billion people on this planet, have friends or family that like to visit. There are a total of about 15 visitor spots on the entire Cottage side... 15 spots... *let the games begin*. Let me put that in perspective for you - say 1 of the estimated 500 residents on the Cottage side decides to have a kick back one night. BAM, every spot has vanished. Or, maybe a couple residents decide to invite classmates for a study session. BAM, every spot, yet again, go Review from Google
Mar 2018: Close to campus which is great and the apartments are nice. Although they are so over priced - 575sq ft for almost 1000+ a month.... also unit was very different from what we were initially shown, doors open weird, our bathroom door literally opens into the kitchen and blocks the entire opening to the kitchen which is very annoying especailly when the unit we were shown had a small hallway that separated the bathroom door from the kitchen. Internet is horendous. Management has always been nice, never any issues there. Leasing process was easy. Considering resigning but would rather get more square feet for the same price. Otherwise great place to live & very quite for student living! Review from Google
Mar 2018: It has been terrible living here from the start. Rude obnoxious neighbors. The staff acts like they're ready to help until you sign the lease, then after that you're on your own. I've been here for two lease agreements and they have changed my air filters once, and that was after I had to go ask. Took days for them to come fix my washer after it did not want to release water, let's just say it began to smell really bad and I had to wash my clothes in the damn bath tub. The gym there is also very messed up, half the equipment doesnt work. Has been that ways since like 2 weeks after i moved in. Yet, they never forget to ask for their rent money. Haha They also tried evicting me because of my dogs, saying I only paid for one of them after I remember paying for both because it wasn't cheap. Mar 2018: This apartment complex is run by management that is completely incompetent on so many levels. They do not take care of the apartments very well and when you ask for maintenance it takes weeks of non stop hassle to get them to fix the problems. We have had a number of issues with the apartment manager Katie who refuses to work. She spends most of her day behind her office chair doing absolutely nothing while her assistant manager does most of the work. The corporate office is has a close friend of hers watching the office so unfortunately that means nothing gets fixed as far as terrible office employees. Not only that but the renovations they do on the apartment side were so badly done that they had to have maintenance come fix it immediately when we moved in. Trust me when I say this go anywhere else in San Marcos for living. Pinnacle is an absolute joke.
Feb 2018: Lived here for 3 years. Pros: Good Gym Maintenance Staff Rocks Near to campus and hiking trails Apartment itself is nice Cons: Pool gets trashed constantly during the warmer months Irresponisble Dog Owners (no one cleans up their dog’s poo, more dogs than people, constant barking from dogs locked out on balcony/bathroom. I’ve seen 4 dogs get hit by cars because owners weren’t using leashes, plus 2 dog attacks on people.) Expensive Rent Office people can be rude sometimes Review from Google
Feb 2018: We applied and waited for about 2 weeks on a decision. There were issues with our credit, which we were aware of going into this process. Ultimately, we received a denial. However, when it comes down to it, I was more upset with the fact that I was never contacted about the denial by anyone. When I called and asked about it the first time, I was told that my application required further review and I would be contacted regarding the status. When I called back the second time a week later, I was told that it was a flat-out denial. Why couldn't they have at least called me regarding the denial? That is terrible customer service, to say the least. The least the leasing staff could have done was have been gracious enough to keep us updated on a decision. Feb 2018: Hillside Ranch, where do I start? When I first signed at hillside, I signed fairly early and requested a unit that faced away from the parking lot on any floor higher than the first... They gave me an apartment facing the parking lot on the first floor. My balcony doesn’t have any bushes or shrubery in front of it so basically anyone on the street can see right into my living room if I leave my blinds open. The nearest dumpster is about 1/3rd of a mile from my apartment, and hillside doesn’t offer trash pickup. The internet speed is atrocious, I’m lucky to get speeds around 1mb download if it even works. The plumbing is faulty oh and PARKING. The parking at Hillside Ranch may just be the worst parking situation on the face of the planet. Visitor parking is a joke, there are never any spots open. Jan 2018: So far I have been looking to lease at this place. I would suggest that the cheaper bedroom be bigger, the model seemed a bit cramped. But the other choices looked pretty awesome. The person who gave the tour did a good job showing me around! Review from Google

Jan 2018: Overpriced, HORRIBLE parking, and lacking in security immensely. The cottages specifically are overpriced and built to fall apart, (expect bills for that). Coming home past 8 or 9 pm with a family member or friend? Better hope you only came in one car because you WILL NOT find guest parking. In regards to security, there were about 15 burglaries within a 2 month span during 2016, since then no effective measures have been taken to prevent future break ins, (just one guy in an old Crown Victoria that slowly roams HALF the complex) explaining why just 4 days ago my own cottage was broken into and my roommates and I lost thousands of dollars in clothes and electronics collectively. Dec 2017: I've been living at hillside for about 8 months now. I've never had any issues and the office staff has always been kind to me. If I wasn't graduating in December I would continue living here. I frequently go to the clubhouse to do homework and the printers always work unlike other apartment complexes I lived at. They're also very clear about towing anyone who doesn't have a parking pass which is helpful because parking can get very limited at times. But, they do have visitor parking and there are nearby streets visitors can park on. Review from Google

Sep 2017: Rude office staff. Absolutely will not return calls or emails. Also does not answer the phones at all times during business hours. Towed TxState parent vehicles on parent weekend when there were not enough visitor parking spaces. We tried to complain but witnessed an office employee slam her hand down and YELL and threaten to call the police on someone that was already complaining about their vehicle being towed. Told him it wasn't her problem. Wrecker service already stated all the apartment complex had to do was say it was parent weekend and they wouldn't have towed because that's what most do.Terrible security. Two vagabonds slept on the pool chairs from 11 pm to 8 am and were never spotted or questioned. We had tires stabbed (30 cars total) and security didn't even stop and question suspects when they saw them a few months ago. Lightin Review from Google
Jul 2017: Lived here for two years and have really enjoyed it. The first year I shared a two bedroom on the third floor and the layout was perfect because the rooms were on opposite sides of the unit and being on the top floor meant minimal noise. This year I had a one bedroom and really enjoyed it as well. Never have had an issue with management. As for the complaints about the water being shut off, the city is doing road work that is scheduled to end in the fall of 2017 and they were responsible for unscheduled shut offs. The apartment had no control over the matter and once they noticed the frequency they tried to warn us as often as they could. I'm really happy with the complex and would recommend to a friend. I just wish people would pick up after their dogs. Review from Google
May 2017: Pros: It's close to campus Cons: >Good that it's close to campus because the bus takes so long sometimes for it being the shortest route in SM that you can usually beat the bus back by walking. > When I first moved in I couldn't open my dishwasher because they installed it at an angle and the dryer didn't work, not to mention the washer wasn't even plugged in when I moved in. >In the past 4 months the water for the entire apt side of the complex has been shut off 6 times with each time lasting anywhere from a couple hours to all damn day due to their construction company they hired. Apr 2017: This is the first year I have lived at Hillside Ranch on the cottage side and I have resigned for next year. The units are very spacious and updated, any maintenance requests are taken care of right away, and its a very quiet place to live! Hillside Ranch is in a very convenient location walking distance from campus and overall good price for the quality. Review fro 4/21/17 on Google

Mar 2017: Personally I think it's ridiculous when people give 1 star. You have obviously never lived in a real 1 star apt or had a fluke incident. Lol at the price is too high did you sign with you're eyes closed. This review is for the apt side, everything was great no issues with appliances/unit, staff was friendly and honest plus huge bonus for being close to campus and not being a party complex (no noise complaints). Nobody's perfect however and the issue with hillside is the parking, if you get home after 1am it's tough to get a spot. But that's not a reason not to live here. Review from 3/12/17 on Google
Jan 2017: THIS PLACE IS A CONSTRUCTION SITE!!!! If you're looking for a place to live take my advice and live somewhere else. Construction has been going on for months and it's incredibly loud. I have to park on the other side of the complex because they're tearing up everything just so they can add a few more buildings in the back. Electricity has gone out for hours at a time. They tried to tow my car cause it was in a parking spot that was in the way of their construction. Oh yeah and they gave us notice the DAY BEFORE they started all of this. Dec 2016: I absolutely love Hillside Ranch!! Maintenance is always quick and on-top of anything that needs to be fixed! Hillside ranch is very close to Texas States campus which allows me to walk to class if I need to, so I am never late to classes! It also has great amenities, which is an added plus! Jun 2016: Hillside Ranch Apartments is an awesome place to call home. They have without a doubt provided me with my best living experience since moving away from parents. The staff is always super friendly, very polite, and extremely understanding. I love going to the office to use their Keurig machine and chat with the leasing agents. They've always worked with me on any problems I had and resolved them quickly. I could not be happier with the maintenance staff here; I've never submitted a work order without them coming out the same day to fix the issue. Review from 6/16/16 on Google
Oct 2015: This is not the WORST place you could live. Especially if you keep to yourself and ride your bike to campus. However, my first day living here my key would not unlock my door, the staff insisted I had the right key, and it took 3 days for maintenance to come change the locks so that I was actually able to lock my door. Cheaply made homes so naturally EVERYTHING FALLS APART. Front office staff is rude and condescending. Apparently you will be fined if you put your bike on your own patio, however one night of locking it to the stairs and mine was stolen. Jul 2015: DO NOT MOVE HERE!!!!!! I move out Friday & I've been anxious to for about a year now. I am a very easy going person, I could care less if my neighbors are loud, I never complain, etc. It's student living, expect some noise. The apartments are nice looking but even in the newer buildings the walls are paper thin and its only a matter of time before things started falling apart. First off, I've lived here three years. The first two years really weren't bad at all- I'd probably give it about 4 out of 5 stars. However, the third year I had a minor issue with management and it's been down hill ever sense. Apr 2015: just a heads up..... it doesn't matter what your contract says they said....that is not their policy even though its in black and white on the contract that you signed basically it's In bad and not worth the time to take them to court just better to get out and move on and learn to read reviews before you pick a complex. clearly a lesson learned.
