Nov 2019: I'm in love with our apartment. Management has fixed all issues that we have had (which is little minor things and only like 2 issues).. We love the property. The property is already very old. Which alot of people dont understand. This property was originally built back in the early/mid 70s. Management has definitely been making changes and updating things! Please dont judge based on reviews! You need to actually see the property and meet management before passing your judgement. Jul 2019: I figured I should update my review, My son STILL lives here, actually has had more than 1 apt here, the office staff has changed out several times and seems to be improving each time. He had some problems with previous roommate and moved into an apt alone finally! Unfortunately roommate had a dog that literally destroyed apt, made said roomy make arrangements with mgmt. for only roomy to be charged for damages. I really hope that happens, I am keeping fingers crossed. I swear if they keep their word will change stars to all 5!! Review from Google
Jul 2019: I've lived here for nearly four years and this is the worst year by far. There used to be a full maintenance crew, they were timely and would keep the apartment grounds clean and well kept. Now? I hardly see any maintenance people. They don't seem to be here longer than a couple of weeks cause I'm constantly seeing new maintenance men. They don't respond to work orders at all for weeks. It took over two months to fix a faucet stopper. The dog park isn't kept up with anymore even though it's advertised on the amenities, there's no tarp anymore to protect the dogs from the sun, no one takes the trash or refills the bags in a timely manner. My neighbors have taken it upon themselves to clean the dog park with their own supplies. Yet rent is going up? The fitness room? It's a mess. No one cleans it at all anymore when it used to be done weekly. The security doors to prevent people from just walking in? They don't even work! You can literally just open the doors that have the keypads on them for "security measures" Review from Google
May 2019: I understand everyone has their opinions about certain businesses but this apartment doesn’t seem to be doing business the way they promised they would from day one. It is currently 5:08 in the morning me my fiancé and my 2 year old are laying downstairs (bc it’s cooler downstairs usually than upstairs). In our one bedroom townhouse that came at an affordable price of 895 which quickly jumped up to 1025 because of water bills and other little fees which I’ve tried my best to figure out in our rent bill. I understand it’s Memorial Day weekend but our AC is out and the heat is unbearable. It is now 86 degrees in our apt and 76 outside. It was 90 degrees inside and outside in the evening yesterday. We’ve contacted the emergency maintence line multiple times within these 24 hours. Our two year old can not sleep bc his bed is upstairs and his pack and play isn’t as comfy. May 2019: Where to start. First water gets inside our washer/dryer that is really small and takes 3 hours to wash and dry and rent went up to 1000$ for a one bedroom. It took 8 hours for the maintenance guy to show up and it was late at night. We still get water in the washer/dryer. Now the ac isn’t cooling and I. Called 3 different times since yesterday and still haven’t heard from the maintenance on call. It’s 85 inside the apartment and we have a toddler. Maintenance is the worse they can’t fix anything and one guy stood around for a hour and he seen it leaking and never came back to fix it. The upstairs is always hot. Review from Google
Apr 2019: Incredible new management. The renovations and addition of the dog park are a huge plus. Property Manager is attentive and takes pride is improving the community. Apr 2019: Front desk staff and management were nice. Unfortunately, this place is overpriced for what it is. There were piles of garbage and old furniture sitting for days in the rain by the dumpster. You have to choose between a washer/dryer or a dishwasher? in the kitchen. The upgraded units are just a cheap overhaul. There were dead roaches in the model unit, and the whole complex has standing water when it rains. There was trash outside of units just sitting around. Toured it and moved on. This could be a nice place. Review from Google
Feb 2019: Lived here for a year and not renewing my lease! The previous manager was great very sweet helped us when we had issues. Now the management doesnt seem to care and my water constantly gets shut off. The prices is way too high for what you get and the water bill is outrageous. Definitely dont recommended

Feb 2019: Please do not live here... Unfortunately I chose this place based on the short term lease and it has been a headache. Where to start... Management has changed multiple times and I've lived here under a year, so that already says a lot. I have experience multiple accounts of wood ants which gets resolved one day by pest control and then their back the next! If you're expecting a hot shower after a long day at work, you can forget it. I'm sure because of how old this place is hot water is extremely rare. Actually, your lucky if you get water at all since they have been "working" on the plumbing system for months which requires them to shut the water off at the most inconvenient times. The bathroom reeks of a funny wet wood smell after showers making your shower experience less enjoyable. During the first month of me moving in I experienced multiple power outages in my particular unit which meant no electricity no heat/ac for at-least 3 days Review from Google

Jan 2019: **BEWARE OF THEIR WATER BILLS HERE* Better stay clear of this place. Old apartments that have maintenance that never comes when needed. They paint the bathtubs with paint and it flakes off or dirt sticks to it. No electric plugs or vents in the bathrooms. FYI- The water bills cost over $80 /month for a one bedroom apartment. More than my electric bill. They do NOT have separate water meters for each apartment so they bill per building (sq. ft/occupancy). My water bill in my past houses were way cheaper than this place and they were 3 bedrooms... Advise the remaining occupants to look into their water bill and possibly have the Public Utility Commission of Texas look into their high water bills. Review from Google
Nov 2018: What i disliked about the apts is that there is no electric plug outlets in any of the bathrooms... The tubs are painted and when you clean and scrub them the paint comes off easily and looks terrible. Also there are no vent fans in the bathrooms, or AC vents either-so theres always alot of moisture and humidity in there. Also the flooring was applied quickly and theres spots that are lifted and water gets underneath and of course smells like mildew forever. When youre walking upstairs all you hear is the floor making all sorts of noise, and also there are soft spots in certain places. Upstairs never cooled or heated properly-for example to be cool upstairs you literally had to keep the thermostat at 60° and the downstairs would be freezing cold and upstairs would feel barely cool. Aug 2018: I really appreciate the new staff and management of the apartment. I sent a message to Lela about some problems and she immediately got with Colby to resolve the issues. Also the maintenance men, Mike and Chris were very informative and are working very hard with Colby to reverse some problems. So bottom line Colby and everyone at this complex have been doing an awesome job and I appreciate everything again. It's a lot better here and is a great place to live. Review from Google
May 2018: This place is very quiet and very nice. I lived here for 2 years in a 1 bd townhome never had a problem with anything. Like the space and the private patio. Management was great specially Karl he would always make sure to answer all my questions. There is mostly young working people living in this complex. No kids!!! So it is really peaceful. Apr 2018: Skippable. If nothing else, based on the office staff alone. They are incredibly hard to get a hold of on the phone (I swear I tried 3 times a day for a week straight and it always went straight to voicemail) and if you can get a hold of someone, chances are you'll be spoken down to and patronized. The maintenance man was great but I heard he is no longer there. That's a shame. Now I bet nothing will be taken care of as my requests that I put in using their system typically went way too long before I would eventually see him around and follow-up in person. As far as most people commenting that the price is right, even that's changing. A guy from Austin bought the complex a while back and is trying to bring Austin to San Marcos, prices included. Apr 2018: This place is a pretty good example of "you get what you pay for". This place (compared to a lot of other apartments around the SM area), is CHEAP. The amount you pay both up front and monthly is pretty dang small with square footage comparisons to other complexes. But that cheap price shows. Potholes in the parking lots, pretty sub-standard build quality (me and my roommate were scrubbing paint marks off the floor from a repainting for several weeks). No TXST bus route to the complex directly, but walking distance to Uptown which has a bus route. The maintenance is responsive and the office management is sufficient, and if you don't mind a cheaper living condition this isn't a half bad place to live. Review from Google
Mar 2018: My profile for bill pay has been deleted, TWICE, and they have to delete my account and I have to make a new.... There are potholes in the parking area that really need to be addressed... Dog poop is everywhere... And somehow people are evading/breaking the rule of 2 pets per apartment NO YOUNGER THAN 1 YEAR. We are seeing 4 pets, 3 and 5 month old dogs, and don't forget without leashes which is a $250.00 fine. It is very confusing how they manage to do this because you have to provide 400.00 deposit, monthly pet rent AND their vet visit (vaccination and age). The external doors leading to rooms off the side of the apartments are bent in and the coating is peeling off. We had roaches when we first moved in but were diligent and asked it to be treated. Jan 2018: I've lived in this place since before the property managers changed. We've never had many issues, however stuff is being stolen from the laundry room now. When all of my clothes (read ALL of my clothes) were taken from the laundry room onsite I called the office to ask for help and to figure out what to do next. This had never happened to me before. I was told that it was my fault it was taken, that I should be accountable for myself, and that if I wanted to ensure nothing got taken again then I should sit in there "with a book" to make sure it doesn't happen again. The response would only be helpful if they actually provided a place for the tenants to do that. It's an open room with no seating. It's currently below freezing outside. Sep 2017: They promise renovation but nobody who lived there had it or liked living here. Office staff are nasty. Half the apartments face the loud I-35. Cops always come by. Expensive for a walk-in closet apartment. Dirty when we moved in. Nothing ever got fixed. Oh and most units don't have laundry- You have to do that outside. Review from Google
