May 2018: Like 3 people get murdered or arrested a year and I’m serious. This year alone we had a double murder, police raid on a apartment, and a fire that left 15 people homeless. It floods pretty easily so there’s that. Roaches are terrible we’ve had to bomb our place like 6 times. They randomly check alarms at 3am all the time. The furniture varies from place to place mines ok but I know I few people that got crappy furniture and they won’t replace it. They tried to charge me for my roommates ice chest on the patio. They change management a lot which kinda sucks our ac never works. The pipes suck. A guy got hit by a car in the parking lot nothing happened with that because no cameras so hopefully no break ins happened. Actually probably has. It’s cheap for a reason Review from Google
Mar 2018: I moved to University Trails for the Fall 2017- Spring 2018 semester. After reading reviews about poor management, I was worried about the living area. I can say that without a doubt it has been an amazing semester. Overall, it is quiet. However, the Fraternity houses behind the complex will get noisy every now and then. The renovated workout room is great! Had some issues with key management, but that was taken care of after a few incidences. The bus comes directly to you and provided an effective way to safely get to school and back. The apartment was fine and the furniture is great. I would recommend this to anyone who asked me. Mar 2018: I moved into to University Trails last summer, and I can honestly say I have not had any issues. The place is a little older than those in the area, but they are kept up and reasonable compared to other older properties in the area. Maintenance did take awhile in the beginning, but they are now out within the same day if not the next. The office staff is very friendly and helpful when I come in the office. They have recently upgraded the clubhouse area and added another fitness area! As far as the noise on property, I've never heard my neighbors and I live on the second floor, so it's a pretty quiet and relaxing property in my opinion. The gate is broken most of the time however, crime is everywhere in any town. I have never heard of break ins or seen cop cars on property like I have about The Cottages, Junction, The Barracks and other surrou Review from Google

Feb 2018: DO NOT LIVE HERE!!! Do NOT let them fool you with the nice model apartment they will show you!!!!! I requested TWICE for a new air vent above my bedroom door because of the excessive MOLD growing inside and on it, but instead maintenance spray painted over the mold, left their paint tape around the vent, and their roll of tape and spray paint they used, on our kitchen counter. After I complained about this, still nobody came to fix it after months of waiting. The furniture package they give you is disgraceful; the couches have stains all over them, our dining room table looks like they got it off the side of the highway after it flew out of a moving truck, my dresser the same, my desk is broke and scratched all over. Our floor blows dust up when we walk, the main air vents creaks loudly when it turns on so we had to tape it to stay shut. Our f Review from Google
Feb 2018: This is literally the worst place to live in college station, yes it's cheap but do not live here. My roommates and I have had the worst experience and it's not even close to being over. When I signed my lease I was promised money off my rent and that has never been honored. For the first month of living there our dishwasher and microwaves were broken with no telling of when they would get fixed. One time there was a dead snake in the bottom floor of my building and at 1pm when I asked the office to remove it the management lady said "Oh what building do you live in? 15? yeah that building has a snake problem", like what is that supposed to mean?? This place claims to be a gated community, in the 6 months I've lived here the gate has only worked for a month. Jan 2018: Let me tell you what's going to happen when you sign here. When you are touring the place, they don't show you an actual room. Just a model in the front of the club house. The mode seems nice enough. So you tour the rest of the place they only take you as far back as the pool and the game room. That's it. No actual buildings or apartment, just what they want you to see. So you sign the lease just based on the fact that the front looks so nice. When you move in, you expect a nice clean, intact apartment. What you really get is an apartment that is dirty with paint splatters on the floor, broken doors, broken outlets, and really annoying neighbors. So you put in some maintenance requests expecting to come fix it. Problem is they never do. So you just learn to live with the fact that your apartment isn't as nice as the model. That's fine. Dec 2017: Horrible place to live! Management is so rude and work orders are never fixed in a timely manner. Moved in, in early August and no one had come to clean my apartment after the past residents had moved out. Broken front door, broken microwave and stand still water in the bottom of the dishwasher. Mind you this was early August, my door has not been fixed and my microwave got fixed two weeks ago. The dishwasher was fixed but there is now stand still water at the bottom again and no one has fixed that. Also, touching on the point again that management is SO RUDE. If you go to them with problems, they ask you why your problem is their problem. They act as if it is a chore to help their residents with maintenance issues or anything they do not want to do. 10/10 DO not recommend LIVING HERE. Nov 2017: UTrails' management and units are the WORST. I lived on my own last year in another apartment complex and had absolutely no issues. Here, something is always wrong. Moved in with a broken dryer and microwave, water stained kitchen cabinets, old/not matching furniture ("new furniture in sample unit was not promised"), scratched flooring, and burnt-out light bulbs in rooms. These all seem like maintenance issues but the management does not even bother to read the online work orders. A girl that works the front desk literally told us that they got a new separate website for work orders and that they forget to check it and laughed about it as if it was no big deal. Only one girl that works front desk is helpful. Also, our AC was broken when we moved in and we didn't think much about how all of our rooms had different temperatures because we though Review from Google
Aug 2017: Pros: They do have a convenient bus route and are affordable. Cons: Could not lock front door with key due to foundation settling. Roach droppings and chipped furniture is nothing like the model you are shown. Review from Google

Jun 2017: I'm not the type to write reviews about things, in fact this is my first one, but University Trails has given me problems since day 1 and never fail to amaze me at how poorly they take care of their residents. A couple weeks ago a pipe busted in my apartment while my roommates and I had all left for the summer. They did not find out until our entire living room and kitchen were flooded. Accidents happen but they did not take care of any of our belongings. Right now the walls and cabinets are covered in mold because of failure to dry or actually check up on our unit. A nice white rug of ours was left outside to dry after being soaked and then forgotten about so it was on our porch during multiple thunderstorms. Review from 6/13/17 on Google
Jun 2017: Seriously the worst I've lived here two years. I keep putting in work order after work order. And they won't fix it and that has been consecutive for two years no matter the management. It's very frustrating as I can't stay in my own apartment because of the issues. They are more focus with their new coming residence than their current ones which is frustrating because I would've stayed this next year for a third year if they adjust properly take care of their current residence frustrating because yes it is a good location, but ultimately I'd rather not stay at my friends apartment because they can't fix the issues at my own that I pay a large amount for each month. very frustrated. May 2017: Let me start my saying this is the worst place to have your child. Not only are their drug dealers living here, a kid was shot and killed there in Aug or Sept of 2016. Neighbors smoking pot so much that you can smell it in the apt next to them. Not to mention the shitty customer service the management gives. They took money out of the portal my daughter had without permission. We have contacted an attorney. No where in the contract does it say that they can do that. When I called about the problem I spoke with a Harley. Not only was she rude, when I asked for the manager she said she was gone. So I guess there is nobody there to manage the apts while shes gone but I bunch of college kids who don't know right from left. When I asked Harley for the management groups contact info she said Vertex and said to google them, when asked if she was always this rude she laug
Apr 2017: This place is okay. Our building has a shifting foundation so our doors sometimes jam or do not shut/lock correctly. Door opens with a slight jiggle even though it's locked. In addition, I never got a desk chair and multiple cockroaches have been coming out somewhere in my room/bathroom even though my room is kept very clean. There's never enough visitor's parking and it's unrecognizable other than the dull yellow of the curb. Maintenance for the most part has responded in a timely manner. Review from 4/10/17 on Google
Feb 2017: Very responsive leasing agents. Friendly, responsive and flexible staff. The apartments seem brand new and are well maintained. Further, the complex offers many amenities such as a resort-style pool with a hot tub, tennis courts, a recreational gym, and much more. Dec 2016: Too much work to get anything done. Crack in the roof They will get to it ONE DAY. No furniture They will get to it ONE DAY. They promised you furniture One Day. I have been living here 2 years and some of those problems are not fixed still. What they will do is make sure the pool, show rooms, gameroom, and other things that guess see are perfect. Dec 2016: pros- the size of the living room and bedrooms is good, the pool and hot tub is really nice. cons- i called them about maintenance needed and it took them over a month to come. my dryer is still broken and the top outlet on every electrical outlet in this apartment is broken. Theres only 2 study rooms and they're literally always taken. The printer was broke for about the first 2 months and the wifi in my building went out during finals week and they didn't seem to care much about fixing it. ps: there was a murder the first 2 weeks i lived here in my building (2 floors below me) and as an incoming freshman female, it was the scariest thing to go through. Mar 2016: I am a freshman this year. I toured there and loved it. I moved in and my apartment was clean and nice. The office staff is super nice. They had a change in office staff at the beginning of the year and they have been wonderful. They text you when they receive your package. Really helpful. They do alot of resident events like breakfast at the bus stop. I love how they care about their residents. I am renewing here and having some friends sign here as well! Jan 2016: I wish I had read these reviews before signing a lease here. When we signed our lease we were told we would be getting a 1st floor apartment, which was a good selling point since we were bringing our own furnishings (they are usually furnished). On the day we moved in, they had assigned us a THIRD floor unit! Much like the rest of these reviews, the actual unit looked NOTHING like the models we saw when they were showing us the property. Those areas are kept fresh, clean and new looking. Our apartment was dirty and gave away the true age of the complex. There was a huge push to renew our lease for an additional 12 months they wanted to know what accommodations could be made to make the offer more attractive. Review from 1/11/16 on Apartment Ratings
Jan 2016: I've lived at University Trails for 3 years and can honestly say that while some of the reviews may have been true in the past, the new management has really stepped up their game!!! They have done SO many improvements around the complex and I have never had such a good experience with maintenance requests!
Aug 2015: This place is a dump, if I could give it 0 stars, I would. The model looks NOTHING like what you will get. They never fixed anything. Peeling and cracks on walls, foundation settlement affects door closings. Cheap trashy furniture that looks fairly new but so cheap it is all bubbling up and cracked in kitchen, living room and my room; roommate's furniture not as beat up as mine. Aug 2015: Seriously, this place is a big fat joke. Upon move in day I was under the impression that I was going to get a unit as clean and nice as the original one they showed me. Well I was wrong. I had one of the worst experiences with this ---- hole they call an apartment complex. When I unlocked the door on move in day I instantly became furious. It seriously looked like I walked into a cheap motel 8. Absolutely GROSS. They did not clean, our furniture was resembling something someone threw out on the side of the road. The air conditioning controls were straight out of the 70s.. It was awful. Oh and that's just how it looked! I haven't even gotten STARTED on management.
