Aug 2019: I used to think highly of this place when I moved in, didn't have major problems and maintenance was decent. Until maintenance came in riped open my fan in the living room and they guy lives it on the table. I get a notification saying its finished when I stand in my room seeing wires cut of where the fan should be. Eventually someone fixed it. Then for 2 months when I wasn't there am being charged for utilities that I am not there to use. (I had no roommate) I know Maintenance came in and left my fan on. (I lived alone) Before I left I unplugged everything and turned everything off. So, when I came back and found that my room light was on and so was the living room fan I was mad. I am getting charged for it and have asked managment to send me the report of when they came in so I can report it. Its been a week and I have heard nothing. This will be my last year here. Aug 2019: I never had any issues with the Zone until I moved out and they charged me a crazy amount for them to clean my room. I was charged almost $100 for just my room which was cleaned when I moved out. The fees for the cleaning was a very high amount for such small things. I was charged for a dirty restroom which I left cleaner then when I moved in. I was also charged for not having a perfectly vacuumed carpet and charger $12 for my fan not being dusted. I understand having a cleaning fee but $12 to dust my fan.... They also charged me with a not cleaned mattress which was nasty with stains when I moved in and even sent them pictures of it. I don't know how i would have had a dirty mattress when I had a mattress protector, memory foam and a mattress pad all on top of it. Moral of the story is take pictures when you move out of EVERYTHING, because they like to charge $12.50 to dust a damn fan, sorry I forgot to dust the fan. Review from Google

Aug 2019: Lived here for 3 years: Pros: cheap rent, only place I found under $600 (2 bedroom) that included WiFi and cable. Maintenance was pretty good, don’t think I waited more than 3 days for a service call. Bus routes were super convenient, it’s one of the first stops on the way to school so it was very rare you had to wait for another bus. Cons: your electricity bill will never be less than $60 (your half) even in October, November. The building is old with terrible insulation. Your apartment temperature will fluctuate a lot. (Yes I had blinds, blackout curtains etc, kept my AC at 76). NOISE you’ll hear all your next door neighbors conversations, if you can get it, live on the third floor, when I would visit friends on first or second the footsteps were horrible. Building would get cracks in the drywall or in the door frames. Luckily I would take pictures and notify management IMMEDIATELY and they would take care of it Review from Google
Aug 2019: Pay the extra $50 a month and sign somewhere else. The complex is really old... so expect their to be cracks in the foundation, chunks of wood taken out of the floor, smelly carpet, roaches, and an AC unit that freezes up constantly. The cheap rent evens out when your utility bill is never under $80, even when you turn your ac to 76 and keeps your lights off at all times. Management, office staff, and maintenance overall were very unprofessional. I wasn’t treated with respect. Requests were only answered when my parents were involved even though I was the one living here and paying the rent. Anytime we had a problem it felt like we were only being compensated to keep us quiet rather than a genuine care for how poorly we were treated upon arrival. Beware that if you ask the exterminator to come spray the apartment he will walk in at 10:00 am with a master key unannounced. 24 hour maintenance is actually not provided Review from Google
Jul 2019: Overall decent apartment, I had a little bit of cleaning to do when I moved in but nothing serious. When I signed my lease last year, it was during a promotion for Memorial Day weekend. After constantly asking about the sign up bonus, they finally gave it to me towards the end of my lease, Though it was only half of what was promised. Same thing happened to my girlfriend and my brother got nothing. The Zone has a nice pool and friendly staff and a good environment, but seem to not want to follow through their specials. Jul 2019: *used a fake name so the office staff wouldn’t continue to be rude* 1. They give outside subcontractors their own copy of keys to enter the apartment without any notice and do not require them to give back the keys. (I know this because it was left in my apartment) The Zone is also not required to inform you if someone enters your apartment because as the staff told me “it’s the public living room.” I did not realize it was open to whoever the staff wants to let in, especially without any notice. 2. AC has been broken several times and they only do quick fixes if they come at all. One time it broke and flooded my bathroom- I called maintenance. They fixed it and then the Zone charged me for their mistake. My apartment is currently 85 degrees and my electricity bill is 100 dollars. Hmm. 3. They lost my packages twice. Review from Google
Jun 2019: *Note that there was a different manager in charged, but was replaced at the last minute by the current manager* I only took away a star because of the past manager and what I walked into. The day I moved in was awful. The apartment was nasty, things were broken, stuff not working, doors not locking, and anything else that could've went wrong did. Again, all that was because of the previous manger. But then, all things did turn around for me. Kenzie, the current manager, did literally everything in her power to try and make it up to me. She gave me a whole months rent back onto my account, and a visa gift card. That wasn't all; she had her whole team drop everything that they were doing to come and tend to my apartment, and all of its needs. She even had maids come and clean. On top of that, she had my carpet replaced, my door repainted, and other little things that did not have to be done, but yet she still did Review from Google

IN YOUR BED? •Where you have to clean the apartment before you move in? •Where people who aren’t even residents pull knives and guns on you? (And the apartment does nothing about it) •Where your car gets vandalized by other residents? (bc “you are too loud” when the walls are just that thin that you can hear EVERYTHING... and again the apartment does nothing about it) •Where you live without AC for a long period of time during August when it’s super hot? May 2019: Jesica Thetford was the greatest host we had today. We came into town and visited 7 different apartments. She was the most courteous and knowledgeable agent. We chose these apartments not just for her but she was the majority of the reason we signed the lease today. She is a major asset for this company. Review from Google

Mar 2019: I moved in last year with my little sister. I knew these were student apartments, rent by the room. But I wanted my sister to be around the right crowd, with students. The Zone has a lot of things for her. The apartments are pretty. They email and text us if something is wrong, or something is going to happen, they keep us updated. I had to find an apartment by the 31st, to start work the 1st. Every other place was saying it wasn’t possible... but Sommer and Kenzie made it possible! I even got to lease the whole apartment instead of just 1 room. I saw the reviews, but I gave it a chance anyway. I can’t picture any other place being my home for 2 years. Sommer and Kenzie are very understanding. They help with literally everything. My dryer was being weird, so I put in a request and just a 2 hours later they were here fixing it. I lost my debit card and I had a bank only located in my home town so I had them freeze my account and was late with rent payment but they waived the fee Review from Google

Dec 2018: I have really enjoyed living here at the Zone. The office staff is easy to work with and I love that over the course of my year and half here I have developed a friendship with two of the agents (shout out to Christine and Amanda!). The apartments are nice. I have lived in both a 2x2 and a 4x4. Both apartments were in fairly good condition, although the previous residents had done a bit of a number on the 4x4. Maintenance was responsive to requests and any big concerns were quickly resolved. I was an early move-in so the staff had not had time to do a full "reset" before I came in. Be aware the complex is very social, as are many of the complexes near A&M, so there will be parties but you can request an apartment further removed from the pool area and be just fine. The 4x4 has an extra-large balcony and we love spending evenings out there Review from Google
Nov 2018: WORST apartment ever. My car got broken into and they did nothing. There are constantly bugs around our apartment including multiple cockroaches that we have killed already. The complex if extremely loud and people especially if you have a ground level apartment (like me).i constantly get woken up at 2 or 3 am by people who sit in their cars and blast music so loud it wakes my roommates and I up. Also our dryer doesn’t dry and our fridge is leaking water. Both of which we have put in multiple maintaince requests for and never gotten fixed. Review from Google
Oct 2018: The first day moving in they towed my car. The towing company wanted 300$. We asked the office to pay because it was an unprovoked towing. They said they would let us know the next day, but never got back to us. While we were waiting for them to help us, we were charged another 150$ for towing fees by the company that they hired. Jul 2018: It's a nice property. The apartment, pool and the extra facility's (like the clubhouse) are nice. There are some things however that they can improve, regarding to payments and service. First of all, the $300 moving fee or the $400 subleasing fee is absurd. It's too much. Why bill someone $300 dollar if the apartment is already cleaned by the resident. And why bill someone a $100 dollar more if they have to screen someone for your room? Second, I suddenly got an electricity and water/sewer bill.. No one told me about. Third, the people at the Zone never respond trough e-mail. And lastly, they told me that they found a subletter for my apartment and a few weeks later they tell me they didn't!! Really dissapointed! May 2018: The Zone is AMAZING! The front staff is incredible. Sommer is the best manager ever. There’s tons of parking and any maintenance problems were fixed within the week. The price of the place is awesome and it’s easily been one of my favorite places to live! Review from Google

Apr 2018: very unprofessional...when we first moved in, my roommates and I realized that we were not being charged for utilities. After 3 months of this mistake, we went to the office and the property manager randomly told us that the Zone switched utility companies and we would be billed for those utilities 3 months after we moved out. They didn't send out any message or anything about this until we asked, but still blow up our phones for free food Fridays and send us emails to renew our leases. Maintenance is terrible. They fixed our hot water heater, after we went a week and a half with no hot water in our entire unit after winter break, left their maintenance materials in our apartment for 2 days, and left our washer disconnected as well. don't order a lot of packages at one time, because they may lose that too in that office. Mar 2018: Btw they tow everyone that parks in the complex especially where there are plentiful amounts of parking. There are only four visitor parking spaces in the complex so if you live here don’t plan on ever having visitors over. Review from Google
