Feb 2018: Worst staff ever, Worst apartments ever, They really bother you, You can not believe if I say my new apartment was not clean on check in day, and also three days after that!! No body responsible here. updates: 1- A/C was broken after a month of move in, took 3 days to fix. 2- Water heater broken in month two, it has been three weeks, not fix yet! 3- took 3 and half week to change the patio lamp and I was asking them once a week! 3- Sealing leaks, water is all over the kitchen! nobody come to fix it! They just say wait until the summer! 4- full of insects! 5- neighbors drink on the stairs and leave empty bottle there, 6- dog poop is everywhere, that's just grose. and garbage is every where around Review from Google
Dec 2017: I love the apt. I love the floor plan. The people in the office are wonderful!! This place turned out to be bitter disappointment in the end. I would not encourage my worst enemy to live there. They are so inconsistent with how they do things and how they enforce the rules there.... It has turned out to be a great big dump!!!!; All I can say is renters beware... Be sure to look in the vents the mold that's growing there is terrifying knowing that you have to breathe that into your lungs Review from Google
Sep 2017: I am still here in the apts I've been here almost 2yrs now I love my apt I had a problem with internet but was fixed quickly. As old as these apartments are they still look good if tenants would respect where they live they wouldn't have as many maintenance calls I have only had maybe 4roaches since I've been here. Grant you they could use updating inside and out but it's better than most because ALL bills are paid.Thank you Briarwood and to your wonderful management Review from Google
Aug 2017: I'm living this apartment around one year. I think, it's management has been changed. The maintenance has been improved a lot. For AC problems, the maintenance came to fix after 5 minutes. For hallway light, they fixed it soon. They follow up with message about the maintenance stuffs to be sure it is done. Thanks new manager for improving maintenance procedure and I hope they could improve dump places. Review from Google
Aug 2017: When my stove went out they tried to fix it and when it couldn't be fixed I got a brand new stove when my AC went out I got a portable AC unit put in my apartment till they could fix my AC I'm not saying some of the people that have put in a reviews haven't had a bad experience but I'm sure some of these reviews are just people mad cause they are being charged for somethings they aren't happy with so they post a bad review cause they're mad. I think this place may need a lot of upkeep due to its age but it's no where near as bad as what people say. The apartment is spacious it has 2 pools a laundry facility a fitness facility they do ALL bills paid which is your electric, Internet, water, trash and cable with HBO and the way College Station is becoming it's a nice cheap place to start and the location is great right across from the mall walkin Review from Google
Jun 2017: It was an ok first apartment for me. I liked how spacious it was. But sadly my experience turned sour over the year. Very noisy neighbors. Conflicting policies and ill implementation of those policies. Maintenance was ok they definitely took their time with certain things. I loved XXXX she was amazing but after she left we had to deal with XXXX more and more and she is very hard to deal with. Always in a sour mood and hard to speak with. She is very short on explanations and you leave the office with more questions. We had bed bugs and wood roaches. Review from 6/12/17 on Google
May 2017: Let me tell y'all about my great experience at Briarwood. First off, the price of living here is great! Plus all bills included is always nice! But don't let it fool you, because you get what you pay for and that is cheap! The dishwasher was broken when first used and flooded the kitchen floor, but management did fix it over time. The A/C on the other hand has been broken for months with multiple reports to the office and still has yet to be fixed. They even have the nerve to call and asked if it's been fixed knowing it hasn't and when told they say to will be done in a few days or unsure when they'll get to it. May 2017: Just goes to show how differently some people experience things. I didn't have many issues with this complex. I lived here for three years through several management changes and it was fine, other than maintenance. Maybe I was lucky, which is possible, but I definitely never had issues with roaches or bed bugs or any kind of pests. Apartments were kind of loud at times, but not enough to annoy me or keep me from sleeping. I guess in my eyes, you get what you pay for, and Briarwood is decent considering the price. It may not be the fanciest or most updated apartment complex, but I never expected that. I just wanted someplace affordable. Review from 5/13/17 on Google

Mar 2017: Management here is the worst. They employ a towing company that tows whenever they feel like it. My registration went out 2/17 and I was towed before I could renew it and now I'm parking my car at my girlfriends house out of fear it will get towed again. Instead of immediately helping their resident management sent me an email supporting what the towing company did saying that I should take the towing company to court. I was towed from visitor parking so anyone parking here with expired tags in visitor parking runs the risk of being towed without warning. This has been an absolute nightmare. Mar 2017: A final update on this sh*tty apartment. I eventually moved out in Jul 2016, and soon after that I received a bill from the leasing office stating that they OWE me $113. I forgot about it until late Oct, and then I went to the office and they told me they didn't have a manager then and couldn't pay me. Ridiculous enough. Now it's almost 9 months, I still haven't got paid back. Just called the office and was told the phone number had been temporarily disconnected. I don't know what to say. Jan 2017: Gross apartments, Full with insects, Infested with bed bugs, Horrible management and very poor maintenance! Roaches fall down from the ceiling! From every possible hole of electricity! Roaches by nature run away from light, so You can imagine how many are up there if 5-10 roaches are there in your light bulbs a day - while the light is on! See for yourself in the photos attached Totally infested with bed bugs. Have to throw away a brand new mattress! It will ruin all your furniture. don't be fooled by how nice the management is at the beginning! It's just tricking you to sign the lease. In the apartment - beside the roaches!: 1. Dec 2016: I've lived here for 4 years. Got two eviction notices even though I paid on time (before management changed). Friends are scared to come here. Management stopped taking packages in the office, so the neighbors steal my packages off of my porch now. People also like to steal your bike and break into your car. Management couldn't care less. Been waiting for a new dishwasher for about a year. Roaches everywhere. Excel property management is more keen on spending money on exterior appearance than security and utilities. They put in this expensive looking kids playground and anchored it into sand. Needless to say the anchors came out within a week and made it unsafe for the kids to play on. Aug 2016: Water keeps randomly going off without notice. Last time it came back on the water started coming out brown. Currently there is no water. Mold in the air vents. The door to our building has a double glass door and one glass was broken and never fixed there's still shards of glass. The same door doesn't even have a door knob and won't stay closed the carpet inside the door is stained and gross from the door constantly being open. The doors are not sealed properly I can see the light from outside coming through the door seals. Our a/c kept leaking water bad and the leaking was fixed but the damage cause from the water never was. There was a water leak from the unit above us and water was dripping above our tub. Jun 2016: not worth the price. Had a couple of problems in the apartment and the complex some of them were never solved. The door of the fitness center has been broke for months, the fitness center is always dirty, many equipment are broke or not working properly, work out there it's more like enter into a sauna because the AC of the room is not working for months. There is always someone parking on my park spot. When there is rain the place has floods everywhere it's impossible to walk to the mailbox without get dirty all over your shoes. Jun 2016: Briarwood is a quiet, family-friendly community. The apartment quality and rates are nothing to complain about, but one problem we had was slow response to maintenance requests. It seems like only a handful of (really nice) maintenance men service the hundreds of apartments, so if your sink clogs or lights burn out, you can either wait several days or become a handy(wo)man yourself. The fitness center is subpar. Stick to A&M or Planet Fitness. We had a few problems with wifi (Suddenlink) going out for a few hours in the fall of 2015, but no problems since then. May 2016: Briarwood is a dump. It used to be nice a few years ago, but since Excel Property Management took over it has gotten pretty trashy. There aren't enough maintenance people for all of Excel's properties, so work orders take forever and the place is falling apart. The air ducts are all moldy, but they refuse to admit that all the black gunk that grows out of it is actually mold. The internet goes out rather frequently as well, and Excel doesn't communicate very well with suddenlink. My internet turned off every night at 7 pm for about three months. I've even had maintenance guys tell me that they are spread too thin because the management is so bad. Review from 5/15/16 on Google
Oct 2015: Excel Management taking over has showed no improvement on customer service or management. Messed up my price on the contract, was promised deep carpet cleaning and resurfacing on my bathtub, it's been a month into the new contract and i have still yet to have either of those things. They take the average of the entire complex for ELECTRICITY and bill you. So even if you are frugal other people can use so much so YOU pay more! Also big dog owners do not pick up their dogs poop. Sep 2015: I have lived in this apartment for the last 6 months and I would definitely recommend this apartment to anyone who wants to pay less than $900 for two bed apartment plus all the bills. Pros: Nice Location, it is on Harvey Dr. and just across the mall. Very affordable, all bills paid including fast internet, electricity, water, making the life very easy, - Assigned covered parking is absolutely great- fast response to maintenance issues. Aug 2015: So far so good! First of all it is conveniently located on campus, grocery stores, and shopping centers. Office staff helpful and ready to solve all the unexpected problems. The new management has a full interest of improving your stay in the complex. You pay a quite reasonable price for the upgraded apartments. I recommend these apartments for the fellows.
