Feb 2018: If you have any self respect for yourself do not live here. They take you on a tour that shows off how nice the new office and pool are, but notice they will never take you inside the actual apartment complex. The model room is even in the office. If you actually go into the complex, what you are greeted with is the constant smell of animal urine and feces. The floors and scratched and scraped to hell. The exit signs of the feeling are falling off. In The winter the halls are colder then it is outside, the vents are loud and don't work. The rooms are dusty. And my bed at least had a massive stain. The furniture they give you, if you move in furnished, is ripped and old. For a new complex this is the most disgusting place I have ever lived. Dec 2017: Terrible maintenance, dirty apartment upon move-in, office personnel make promises they never keep. If you like being overcharged, having LARGE TRUCKS parked in the Energy-Efficient-Vehicle spots, cars parked along the NO PARKING FIRE LANE, and possibly being blocked in during a fire or other emergency, then stay here. Oct 2017: Sterling has a great setup and location. Their apartments are (mostly) nice, the pool and lazy river are awesome along with the clubhouse. They have resident appreciation events that are nice throughout the week. The DJ pool parties are a ton of fun.
But I can't give this place anything better than a two star and frankly it deserves a one star because it is incredibly unsafe and management has done literally nothing about it despite repeated warnings. A locked entry to the complex was broken for months on end allowing intruders into the apartment area creating a huge hazard. People have entered the complex and sat waiting in their cars to break in and steal out of cars and harass residents. Multiple car thefts have occurred out of the "gated" parking complex.

Oct 2017: This pathetic excuse of an establishment has done nothing but dissatisfy me. I DO NOT feel safe here in addition to not feeling comfortable, as it if FILTHY. For example, while at the pool one day, I noticed a tampon floating in the water. Living here eventually got to the point where I didn't even feel comfortable walking to my car due to an incident when I one day was leaving for work and was greeted by a huddle of men, cat calling me, and one specifically said "damn, check out this pretty lil white thing". When I brought up this event to the staff, they completely brushed it under the rug and did nothing to help how violated I felt. The staff at this establishment is completely incompetent and very poorly managed. They are rude and unqualified for their jobs. Sep 2017: Do not lease from this complex. They are overpriced and the quality is not up to the claims. At move out, they will try to bilk you for additional money with false claims of damages and needed cleanings. Feb 2017: Sterling Burbank truly has the best location! The apartments and amenities are extremely nice and useful. Also, the community events every week are a great opportunity to meet fellow residents.

Jan 2017: If I could give this place a 0 I would. They never cleaned our apartment after the previous residents moved out. We have found dog poo in our apartment twice including in two different bedrooms. I am highly allergic to pets and they knew that before placing me in the unit and didn't notify me that pets were in the unit before.They have lied to us on multiple occasions about getting things fixed. The managers are the rudest individuals I have ever met. They pass the blame on everyone but themselves. If you are considering living here DO NOT sign a lease. There are way better places to live around campus for a lower price.

There are cracks running down the walls and the parking garage is literally sinking and pulling away from the complex building. This structure has only been standing for a year...
If you're in the market for terrible service, poor construction, non-working Internet, the possibility of getting robbed in your own apartment courtesy of nearly all "key fob secured" doors that have their handles ripped off! (which happened numerous times to residences and staff had to send out countless alerts about), a horrible parking garage complete with a non-working gate, trash chutes that can never be used thanks to the trashbag mountains blocking the exterior door to even reach them.
