Jan 2019: Great place to live. Cozy and very convenient. Affordable and nice layout with plenty of amenities. Staff is always friendly and the monthly resident socials' has plenty of food/drinks/music to enjoy, love meeting other students too! Review from Google

Dec 2018: Nice floorplans, friendly staff, close to everything. As far as the safety concerns other individuals have mentioned it seems to be self inflicted. The complex is secure and well lit, very professional and personable courtesy officer. Any time there has been an issue one of the staff members was quick to provide a solution. 10/10 would recommend. Review from Google

Dec 2018: At first I appreciated the amenities (coffee machine), and short distance from campus. Then I realized that these do not make up for the unacceptable living conditions I have had to endure. Upon moving in the unit was filthy, there was sticky floors, grimy bathrooms, and stained carpets. To add on to that a week into moving in we learn that there is an ant infestation in my unit, even though we keep out place tidy. Since then I deal with ants weekly, usually attracted to my trash bin. To add on to that I have dealt with poor wifi, leaks, broken gates, and have heard many issues that my fellow tenants have endured. On the note of the broken gates, there has been several break ins, including my girlfriends car right outside her apartment. Did they fix the gate? No. And to top it off, I am writing this in a coffee shop due to a power outage tha Review from Google
Dec 2018: I am a parent of a Texas Tech student. We rented an apartment for my child, who only stayed in the apartment for a week due to significant safety concerns and the deplorable state of repair in this apartment. She was on the second story, and the windows would neither lock nor open. Two of the stove burners smoked when turned on despite the fact that they were clean which is a clear fire hazard. The dishwasher didn't work at all. The apartment had significant damage from the pet of a prior resident, including a sofa with shredded cushions. Management assured us that these things would be addressed promptly. THEY WERE NOT ADDRESSED AT ALL. When they did nothing and made no effort to contact us with a timeline, it became apparent that this was a mistake. This complex is owned by Vesper Holdings out of Austin, TX. Dec 2018: I would not recommend living here to anyone. The management is awful and truly does not care about the residents. Our apartment was a disaster when we moved in and it took them five and a half hours to clean it and we had no where to go for that time. After finally moving in, we noticed our ceiling was leaking and it took them 3 weeks before they did anything about it. On top of several other things that were wrong or missing from the apartment, we had to threaten to get a lawyer before they fixed anything and after that and an email to corporate they suddenly wanted to fix everything. Maintenance will use their keys to get inside instead of knocking. I have been overcharged $100 on my rent. 10/10 do not recommend living here. Nov 2018: I've lived here since august and there have only ever been a couple of minor issues, all of which have been resolved quickly! management is great and it's super close to campus and very convenient. overall would recommend to anyone looking to live by campus (and not at an American Campus community!) Nov 2018: I've lived at The Scarlet for over two years now and while some may have things they would change about this place, I love it! There's a reason I've been living here for so long now! The office staff are great and always so friendly. Maintenance works very hard and will make sure whatever problems you encounter are resolved. Decorate your place to make it your own and I assure you you'll feel right at home. Other places may be newer, but some of the amenities here (including free printing, both ink AND paper) are like no other. Live at The Scarlet! Review from Google
Jun 2018: My best friend and I both chose the Scarlet over two other campuses near school because we felt like atmosphere was a lot better. I ask a lot of questions and have needed two things fixed and they got back to me right away for both instances. We love our apt and would definitely pick it again. Review from Google

Jun 2018: When I first moved in the place was absolutely disgusting. Dirt everywhere, dog fur in places I didn't think possible, and just overall the worst possible scenario for an apartment. After contacting management, they sent over a cleaning crew, which was the loudest excuse for a cleaning crew I've ever heard of. The cleaners consisted of 2 people with a couple bottles of windex and other assorted sprays, and a couple of dirty looking rags. Needless to say they accomplished nothing. After the useless cleaners left, my parents and I, instead of moving my stuff into my new place, spent the next 4 hours doing the cleaners job. But that is where the negative ends. The head property manager Kendra was very helpful and had everything in my apartment replaced, including the carpet. Apr 2018: Honestly, the scarlet is not that bad. Yes, it's old, but the price is actually pretty good for the location. The bus stop is great, it's the last before campus; you are literally on the bus for 5 min and then you're on campus. It's also one of the first stops back (if you take the u-club bus). The complex is old, but they compensate that with cheaper rent. I lived in the apartment flat the first year which was really small and then moved into the town homes (best decision ever). Maintenance is really fast, as in problems fixed day of. Staff has always been nice and professional to me. Old complexes will always have problems, the scarlet is not exception. However, for the location, the price is really good. I recommend living in the town houses if you do stay here. Review from Google
Mar 2018: I recently went to an event at the scarlet with all intentions of signing a lease or at least taking a tour but i want to say that i am highly disappointed and i feel somewhat discriminated against. I was in line for pizza and i heard the property manager tell one of her employees that if we hire a black dj it’s going to bring out more black people and white people will be afraid to come out of their house. That comment made me not want to sign because i feel like i was being judged on my skin tone. Review from Google
Mar 2018: Not only they kept both of my apt and pet deposit, but they also charged me extra for all of these things they claimed they did, like switch out the carpet in my room. Little did they know that I kept in touch with my old roommate and he said the carpet in my old room was still the same nasty carpet I had when I lived there. Now, after going there 3 times to complain about it, my mom and I are constantly getting harassed by debt collectors claiming we never paid the extra charges, when my mom has already sent 2 checks, one over the summer and another in October. It's been almost a year since I left and it honestly feels like a nightmare that never ends. In conclusion, don't EVER live here because they will try to take every penny out of you. Feb 2018: Says they do not charge residents utilities because, "it is included in the rent" but they will continue to charge each person overage fee's of $50 a month on top of the rent. Plus they charge you a $50 convenience fee to set up the utilities for you, and don't tell you any of this when signing the lease. Review from Google
Feb 2018: Tons of other apartments around the area with less hassle and better prices. Management flat out lies and deceives you. Denied receiving my check in the mail for weeks and then deposited it the minute I had moved out. Units are dated and small for the pricing. Lubbock has had exponential growth with apartment complexes and impressive amenities, pools, gyms, resident events, etc. and Scarlet consistently increases their rates without delivering competitive advantages. Oct 2017: Let me start this review off by saying the only reason why they are at 3 stars is because they had management write a bunch of reviews. I would give 0 stars if possible. I lived her for 2 years and in the first year I had no problems. So I resigned because I had no complaints...EVER SINCE I RESIGNED I HAVE REGRETTED IT. When I originally signed I was told that I would receive a 300 dollar gift card in August after I payed my first month of rent. DO NOT BELIEVE THEM WHEN THEY SAY THAT. I was then told in August at the end of the month. Then September sometime this month "but we don't have an exact date". NOW ITS OCTOBER AND I STILL haven't RECEIVED. Also our air conditioning was broken for a week and no one came to fix sounds like they really care about their residents right? Sep 2017: The location is great. The apartments themselves are fine, what earns a 1 star is the inept management. No one has a clue what is going on, they sit and talk to each other while tenants are waiting to be helped. The fact that rates have dropped almost below 400$ being walking distance from Tech is a great indicator that others feel the same as the Scarlet cannot fill their rooms. Review from Google
Aug 2017: If I could give 0 stars if I could. My AC has been broken for a week, I've been living in an 85 degree apartment with no sense of urgency from maintenance to fix it. According to Texas law on tenants rights this is illegal. On top of that I've had a huge leak in my kitchen ceiling that has happened multiple times. Each time they do a half-a** repair job so it is never truly fixed. Further more, I have been a loyal resident here for three years. I renewed my lease early as it was advertised that I would save money that way. I signed my lease at 600 dollars/month. Now they are offering prices of 419/month to new tenants. I called to ask the reasoning behind this and see if the prices are negotiable and they gave me some BS scripted answer about how markets change. Aug 2017: I would not recommend The Scarlet to anyone. I renewed my lease early and was told that my rent would only increase a small amount if I renewed earlier. My roommate renewed much later than I did and her rent is nearly 100 dollars less than mine. The Scarlet does not care about its residents after they have signed a lease. They only care about appealing to new residents. The management has refused to work with me or lower my rate. The management will ignore your calls and take weeks to call you back. I am being financially punished for renewing early which I feel is unfair. I will not renew my lease again, and I plan to tell everyone I know not to live here. Review from Google
Jul 2017: I really like my apartment and the staff is very nice, however their service is horrible, for every little thing they take around two weeks to get back to you. Their maintenance comes in the apartment with no prior notice sometimes they knock and others they just come in with no warning (especially during the summer when they think all the students are gone). I have been requesting for the availability of a cover parking for 2 weeks now and they still keep saying that they have to look into it and let me know. This is a good place if you are looking to pay the new rates of 419$ which is a good price for the proximity to campus, however if they try to charge you the old rates of 600$ per month you are better off going somewhere else where you get the quality service you are paying for...
