Aug 2021: Don’t live here. They will screw you over every which way they can. From day one things were bad. They charge you fees up with wazoo $200 admin fee, $200 contract fee, $500 pet fee. Then on top of that charge you for damages that don’t exist or are exaggerated.
You ask for getting repairs done and they ignore them until you start calling them constantly to try to get it done. Everything is like pulling teeth with them. Worst management ever and a bunch of cons.
Aug 2019: Though the corporate office is very nice, the management office is a PAIN to deal with among other things. Not only is the staff disrespectful And manipulative, but you won’t hear for WEEKS about anything that needs to get done. The stress is not work the price of these townhomes. Review from Google
Aug 2019: We love our home! There may be mixed reviews here but I definitely can say the staff has always taken care of us, our home is at a cool 73 & our bill is pretty manageable with lp&l (around $200). The pool does stay closed sometimes but that's not the office's fault. They do try to fix it & get things taken care of. I enjoy living at Lynnwood & have for the time we have been here! My heater wasn’t working the moment I moved in, had to call maintenance EVERY day for a week and needless to say it still doesn’t work! I have two BABIES and I felt terrible trying to heat up our “house†that I’m paying good money for with space heaters. I’ve been here 6months and have yet to find ANYTHING I like about this place! I have emails upon emails for things wrong in or around my “house†that have yet to be fixed. The pool is getting shut down at least once a week for days on end. I absolutely HATE it here! They don’t spray for bugs(that’s our responsibility apparently) they just honestly don’t care about anyone here! Don’t waste your time or money here! I wish I never started living here, they sweet talk you but the minute you sign the lease they all turn into rude, unprofessional people! Review from Google
Jul 2019: Dirty and bug infested homes and they leave it up to you to spray. Do not live here! Upon move in our Unit was dirty, carpet smelt of dog Urine and they refused to replace it! The dishwasher was rusty and it took them 3 months to replace it! There is horrible insulation so if you live here your LP&L bill will be ridiculous! The office staff has no idea what they are doing or how to run a business. They do not keep their word on anything. Upon move in they told us that we could paint the walls as long as we paint it back before we move out and that they would supply the white paint. They will not honor that and now we have to supply the paint ourselves and they are threatening to charge us because we painted. This is a horribly run company and I hope they go out of business. We moved out & hired a professional cleaner, paid almost $200, just for Lynnwood to say our apartment was a mess. We left it cleaner than it was when we moved it. They “showed pictures of the apartment “. It wasn’t even our apartment in the photos. It’s extremely unprofessional how they would use photos of another apartment to get more money of of us. It’s cheaper rent, but I wish I could go back and not waste my time. Very disappointed in the service and how they cheated us of almost $200 more for cleaning! Review from Google

Jun 2019: Love living here the staff has been super nice and friendly had some maintenance issue but they are being taken care of! Again the staff is so friendly! Review from GoogleJun 2019: My wife lived here for three years and it was the worst experience during her time in Lubbock. The staff does not communicate with each other and has different opinions on how things cost. Rent changes every month. If you want anything fixed, do not expect it to happen. Our washing machine was broken for months. The toilet was running for a full month before they came to fix it, which hiked up the water bill to a very high amount. They promised a refund but gave a unreasonable percentage to pay for it. The locks on the front door were broken for months before anyone came to fix it ( after many unattended scheduled request and daily reminders). They doors are easily opened without keys making the homes unsafe. The charges are strangely inconsistent and after three moves in the same area she has never been refunded a single 400 dollar deposit (losing 1200 dollars). She takes care of her homes and is very respectful Review from GoogleMay 2019: Do not sign up to live here if you enjoy portions of your lease contract being taken care of. The staff is often rude and unprofessional on the phone, randomly create charges for services, and will let your yard not be mowed to the extent that it is a city ordinance violation. The only real perk here is that it is cheap but the homes are poorly made, none of the doors are sealed properly so dust constantly comes in the home, and they will not mow your backyard for three months at a time and then refuse to mow when they finally start back up again based on arbitrary policies. Also if any portion of your home breaks you are stuck with it, our garage hasn’t worked for months and no effort has been made to replace it. Please do yourself a favor and stay away from here. The staff is EXTREMELY rude and unprofessional. I currently live here and we were just about to start the process to add my boyfriend to their lease and we get a letter delivered rudely to us a few days before saying we owed $200 to add him then they said $400, then $350. We finally won with the $200. These people are just out for your money. I don't advice anyone to give them your business. My roommates car was stolen from right out front of our house, and our cars were broken into several times. There is absolutely a reason why the rent is so cheap here, and we found out the hard way. On top of these things, my roommates and I signed a 6 month lease where we never payed late and always made our full payments but Lynwood is a shady business and will try to milk you out of any money that they can...any way they can. Once our lease was coming to an end I got a call from the Lynwood staff saying that we did not give 2 months notice that we weren't renewing our lease and claim that we now have to pay an additional 2 months rent at 300 dollars more than we were already paying. I went in to the office and spoke to a girl and was asking about the touch up paint and all I was asked to do was putty the holes and that maintenance would go back through and “feather paint†the touch up work. She understood that I put stuff up on the walls cause it was gonna be my home for 2 years ! She also lives on property and said she has TVs hanging on her wall. Technically they should paint after someone has lived there for 2 years anyways. If not that’s completely disgusting. Believe all the reviews that say utilities are outrageously high, that will definitely offset the cheap rent. When I moved in before Grassano bought the property, they had a grace period for if you forgot to pay rent the first time, when I forgot to pay once, they didn’t inform me that they would be changing their policies with the new management so I ended up paying an exorbitant amount of fees. They don’t respond to maintenance requests and you practically have to beg them to come out. Oh and your deposit? Forget about getting that back! Plan on waiting weeks (or even months) for things to be addressed. And you can't just submit a maintenance request, you have to constantly be calling Lynnwood and corporate for things to be fixed. Also, I've asked for the manager to call me back regarding questions and she never does. They also gave us a 48 hr eviction notice when we HAD paid our rent (the error was on them) -- apparently they don't even give you any sort of warning. Crime is super high. Our car has been broken into. Utility bills are super high. Also, rent prices vary immensely. We found out our friends are paying WAY less than we are for the same 3 bedroom unit. (and yes, they're both managed through Grassano). I would not recommend this place to anyone!!! Review from GoogleMar 2018: Worst place to live. Way overpriced for the quality of the apartments. They are roach infested upon moving in AND they expect for tenants to hire pest control. Electric bill is 500 a month because the apartment holds no heat or air. Maintanence turns their phone off on the weekends, so i you have an emergency it wont get fixed. The pool was closed for most of the summer for cleaning but never got cleaned. The pool closes at 8:00 p.m. Dogs are constantly barking through out the night. Management sucks. All in all worst 6 months of my life.
