Oct 2019: Lived here for 3 years now. The new management / staff not as good as old management team. I miss the old management and staff, they were much more friendly, took accountability and had initiative...... On upside is they finally fixed the issue with our packages being left outside for anyone to take. This obvious issue only took several months to resolve. The fact that we had to basically beg them to place variable deliveries inside so no one could take them was crazy to me. Packages are now inside the office, but one brothers to even straighten up the room these days. The old staff made sure the room was well organized so we could easily find our packages. Before I would have highly recommended this place, now not so much. Review from Google
Oct 2019: My experience with the Prato at Midtown has been absolutely amazing! The apartment space is extensive with nice high room ceilings, much space in walkway between other units and buildings, and accommodating parking. This complex is located in the heart of downtown which makes my daily work commute less of a hassle with Atlanta traffic. ALL THE STAFF are overwhelmingly friendly and inviting, creating a sincere sense of a true neighborhood. The Prato at Midtown has my best interest when it comes to my living needs. Review from Google
Oct 2019: Recently came to The Prato at Midtown to look for a one bedroom. I met the young lady Ashley Johnson. I must say that my experience with her was by far the best I had that day!!! The property was so clean and the entire staff was extremely friendly. Review from Google

Jun 2019: I have lived here for four years so I think I can comment accurately. Before I begin, I should note that our apt has two bed with a den (so to us it feels like 3 bedrooms with two baths), so the price is very cost effective if one compares it to other 3 bed apts around midtown. When we moved in in 2015, the rent was ~1850 and now it is ~2090 (without utilities). I think for most all years we were able to negotiate the price down, which tells you something about the management. Point by point - management: they have changed several times (lost track of how many exactly) but the current staff are very friendly and responsive. If you have a problem just talk to them - maintenance: very fast but sometimes sloppy. Our water heater broke and they replaced it in a day no problem. Another time our toilet was leaky, they tried to tighten a washer, and tightened it so much the reservoir cracked and almost flooded our bathroom Review from Google
Jun 2019: I have lived here about 2 months now. Moving in was great, the agent was great, and I really like my apartment so far. However, my AC went out on a Friday night. I went into the leasing office on Saturday and was a little disappointed that they were unable and apparently unwilling to help me. I was told I had to call the maintenance line and request the help myself. Also, because it was not hotter than 80 degrees outside it wasn't considered an emergency... so I have now gone two days without AC. I live on the top floor, so even with windows open and fans on it still has been sitting between 80 and 85 degrees in my apartment. Thankfully this was a rainy weekend... However it was too hot to be comfortable in so I had to leave my apartment for most of the weekend. This is unacceptable. If you pay the crazy rent prices in these places, you deserve to be treated with better customer service... I have about 9 months left on my lease. So I will update periodically. Review from Google
Jun 2019: The Prato - where either your mail and packages get returned to sender, lost or stolen!! Finally posting a review after the SIXTH package has gone missing. Only giving it an extra star because of the location, which the cockroaches really enjoy too! Review from Google
Apr 2019: The Prato has recently come under new management and it has been good for the community. The new management is much better at communicating and informing residents. They fixed the garbage situation that was ongoing for months within about a month of taking over. Maintenence is really the shining star at this property. Every request I've had has been resolved same day in many cases or within a day. Location is great. I can't really speak to the office staff as I haven't really had to have an interaction. The renewal of the lease in my case was only about a 30$ bump. Tl;Dr Reasonable management and spectacular grounds crew. Review from Google

Mar 2019: I was really interested in renting here. For the past two weeks, I have called them at their number listed at their web site at least 12 times & left 2 voicemails & no one ever responded to me. they are ALWAYS "busy assisting other customers" If they do not care about responding to new tenants, I can only imagine how poor their responsiveness is to current tenants. Mar 2019: For many years I absolutely loved living here. It was a great home with great amenities. Unfortunately recently I've had a beyond normal bug problem that has made my once lovely apartment disgusting. It is just difficult after 3 1/2 years of being a great home that I will be moving out on such a low note. However, pluses are that its great for pet owners, easy parking, and pools are fabulous. Mar 2019: I walked into the leasing office at 5:32pm after fighting rush hour traffic to view a unit and Diamond wouldn’t show us a apartment due to a 5:30pm cut off time. Mar 2019: 3/1/2019 New Management...new opportunities! About two years ago I posted a review about living at the Prato and I wrote about it being an urban oasis! I’m still here nearly five years later and we continue to enjoy living at the Prato. It’s the convenience to work, access to the highway, shopping and restaurants! Yes, there will always be challenges and that is found everywhere. We live in Atlanta and it comes with its issues. I’ve seen a few property managers come and go but today, the Community Manager and team have their sights on enhancing the living experience for all of us. I may have had to wait for repairs, but it was never outside the bounds of unreasonable. I do equate these repairs to my previous home ownership when it took much longer for response, repairs and back to a normal way of living. We love living and working in Midtown, and the Prato affords us the opportunity to do just that Review from Google
Dec 2018: I've lived here 1.5 years. Overall the apartments are kept up well, maintenance comes in timely manner and fix most problems. Nice neighborhood and gated community (most of the time) and the price is reasonable for the location and amenities. What has really made the experience poor is the disorganization of the front desk. For example even after I emailed them multiple times that I had my own renter's insurance they continued to charge me for their renter's insurance. Also with regards to moving out, you will need to triple check the move out date if you want the rent pro-rated and have email confirmation you gave the 2 month notice because of how disorganized they are at the front desk. Dec 2018: I am a current resident at the Prato and I can't wait for my lease to end in two months. The hot water in my apartment was out for three days and I had to request that the Prato pay for a night in a hotel so that I could shower. I am still waiting to be reimbursed for my hotel expenses. First, the manager said it would be taken off the rent, but that did not happen for the two months since. I have been calling and emailing to try to figure out how I can get the money back (since it's not my fault that the hot water was broken and I needed to take a shower like a normal human) and have heard nothing back. The people seem to be nice enough, as they assured me that I would be reimbursed, but overall disorganized since no one can actually tell me how and when that is going to happen. Review from Google
Nov 2018: Despite a not so positive experience the first time around I decided to sign into another lease. I was originally attracted to the complex because of the community friendliness, the animal friendliness and nature, but neglected to realize that plants attract bugs. And the roach situation is pretty awful. They're everywhere when you walk around at night. Especially during the summer. I would avoid any units on the ground floor or anywhere near the dumpster. It's a very old apartment so you hear everything the upstairs neighbors are doing. So, be hopeful you have quiet neighbors. The saving grace of this complex is the leasing office and customer service. The maintenance here is pretty good and all the workers are extremely helpful. Oct 2018: Great place to live so far! I just moved to ATL from Texas and they made this moving transition as easy as could be expected. There was some communication errors initially on both ends initially, but specifically, Jordan and Ryan did everything to make it right. I look forward to being a part of this community. Oct 2018: just renewed our lease in June and four months into our second year here I'm going to give it a three star review after lots of deliberation. -Pros: 1) location is super convenient and close to a lot of great areas; 2) maintenance is very fast, but could be better; 3) property manager seems really nice and reasonable when it comes to renewing our lease; 4) lots of community events but we never made it to one because of scheduling conflicts. -Cons: 1) roaches are a big problem for our first floor unit - they are everywhere outside our door and sneaks in really fast if we're not careful when entering, and they also get in through other means, even with pest control coming to our unit every other week, we still see on average 2-3 per week in the summer, gets better now but still exists; 2) Since we moved in last year our valet trash can has been Review from Google
Oct 2018: UPDATE: I've never had issues with insects in an apartment before but recently had problems with ants and roaches in my unit. On 2 separate occasions I submitted requests to have pest control take care of my apartment and those requests were never fulfilled. I even worked from home one day to make sure that pest control visited my unit and they never came. In addition to those issues, I've had problems with the washing machines in the community laundry room. As someone previously mentioned, I too have noticed the strong scent of weed in my building. May 2018: Save your time and money and do not even apply to live here. I applied to live here and signed an offer to lease for a specific apartment. After we signed, paid the application and administration fees, we didn't hear back. All our emails went unanswered and when we called they told us they had to give us a call back and never did. Fast forward a couple days later, we get a short email asking if there was any flexibility in our move-in date, with no true explanation why. We call to then find out that the current tenants in our apartment renewed their lease and as a result they moved us to a different apartment with a different floor plan, without being honest with us. Mar 2018: The best apartment experience I've ever had. My wife and I lived there for 2 years, and the staff got to know us by name. So I wouldn't even have to say what room number when calling the front desk or emailing. I interacted the most with Christina, and she really does love getting to know the tenants. The only reason we left was because we wanted to start hosting AirBnB and have our own fenced yard. We never had a problem with them! And for 2 years that's saying something. There was technically a time when someone made a mistake regarding our water heater, but then they fixed it right back when we explained it to them. Mar 2018: I wouldn't recommend this place to anyone. This is the worst place to live in. I have been staying in a studio apartment since two years. Every other week, something or the other is broken. Maintenance staff would never show up the same day and will take their own time. Last summer, my AC unit broke for at least 10 times. There are big cockroaches in the unit and even snakes in the property area. Their main gate is broken most of the time and is no good, which they claim gated and secured community. There is no microwave and washer dryer in the unit. The office staff is awful and have so much attitude. Review from Google
