Jul 2019: Ok so here’s the tea. Before y’all sign a lease here, please take heed to the google reviews. Do your research. These just aren’t reviews, they’re warnings. This place is terrible. When they take you on your tour, the management is determined to sell you a facade. A fake reality of this apartment complex being a safe, comfortable space for a college student. Make sure to ask to go up to another floor besides the demo floor (3rd floor) because that’s the only floor that they actually clean and keep up with. Take a trip up to the 7th floor or 16th to get a real view of what this place is like. Hallways smell like a combination of weed, pet feces, body odor, urine, and other disgusting things. Overall, the property is poorly taken care of (especially the 2nd building). It’s one thing to have dirty roommates but to have the entire property dirty is a whole different problem. The elevators also have the previous stated smells and the tile floor is always sticky with questionable substances Review from Google
Jul 2019: If I could give no stars I would this place is absolutely disgusting! The first tour I was given a girl warned me on the elevator not to move in and I wish I would’ve listened. The first day I moved in there was a hole being patched up that my roommates told me was there for a couple of months and my “beige” carpet was piss yellow and smelled of urine. ( the only request they actually handled. Maybe because it was the first day ?)The list of problems goes on from roaches, gnats, trash everywhere, holes in walls, animal feces in stairwells, unwanted visitors, elevators broken at least 2-3 times a month, Wifi sucks, and fights in the lobby have even been posted to twitter. I had to walk past vomit in the middle of the hall for a week till they finally cleaned it As a female especially in downtown Atlanta, some type of security is reassuring but not here at good ole One12. I’ve had my friends majority of the time be able to just walk right in without me being present because either the guard is too busy watching the flat screen tvs or they just aren’t there Review from Google
Jun 2019: This building is absolutely disgusting. They have a gnat and roach infestation and are not doing anything about it. Maintenance came and we told them about it all they said is that it’s happening everywhere in the building. How does that help? Do not consider moving here because you are paying too much to be living in filth. BEWARE this place is a SCAM! DO NOT MOVE HERE YOU WILL REGRET! Review from Google
Jun 2019: I would say that I’d pick living in hell over living here, but I’m sure I’m in hell already. I’ll run through just a few of the problems. Rent is too pricey. My room doesn’t have a window, and i wasn’t made aware of that until i moved in. For a few months, our FRONT DOOR DIDN’T LOCK. At all. I’ve been trapped in the bathroom 3 times because the door got stuck (i have video proof). I’ve been booted TWICE in the parking garage that i pay for. The parking garage gate and handle crashed down on my car as i was passing through. The manager said they didn’t believe me and would review the footage, and then they never reviewed the footage. The elevators are often broken, and if the elevator in my building is broken, you have to leave the building to get to the parking garage. Security would rather bother someone who obviously used their access card to get in, rather than bother the homeless men that keep peeing in the elevator Review from Google

Feb 2019: Joseph, the head of maintenance is the best ever. I had some problems with my lights and air conditioner and management asked me to put in a work order which might take a while but Joseph jumped right in and fixed the issues with a great demeanor. Joseph makes staying here worthwhile because he is always so helpful.

Feb 2019: MANAGER IS VERY RUDE!!! THEY HAVE ROACHES , THEY HAVE holeS IN THEIR WALLS, MAINTANCE NEVER COME TO FIX ISSUES, & PRICING DOESN’T MATCH THEIR HOUSING( not worth THE PRICE)!! ITS VERY NASTY DO NOT MOVE HERE !!!! WESTMAR BETTER!!!!
Feb 2019: Their staff is lazy and unhelpful. This place is dirty and smells, they don't do a good job of maintaining a clean, safe, and welcoming environment. It's not worth the money.

Sep 2018: Joseph has shown great customer service in the last 2 weeks that I moved into 112. He has great personality and assures u that he will get the job done. He is always at work so you can’t miss him and he always follow up when he sees you in the lobby or in the elevator. Review from Google
Aug 2018: I had an issue with my bathroom since move in, and made multiple request for it to be fixed. As soon as I told Joesph, the maintenance man, he handled it immediately. He was also extremely nice and efficient! Review from Google
Aug 2018: I am only rating one12 courtland 5 stars because of the maintenance staff. Terrence on the maintenance team is phenomenal to work with when addressing maintenance tickets. He took care of an air conditioning issue in my unit within 30 minutes of being notified. He was very polite, caring and made sure everything was working properly when he finished. Aug 2018: Had a great experience living here for one year. Being at the center of downtown all the visiting places in downtown is at walking distance including Georgia State. Apartment is perfectly maintained and the security is top notch. Once I lost my mobile phone which was retrieved by managing staff within three days. All the management staff were really very helpful to me. Any work order was completed within a day. Even the guy I shared room and neighbor were very cooperative. I lived on eighth floor the view from my apartment was also quite good. Earlier they had option of free coffee and pool table was well maintained but now a days both are gone. Overall I had the best experience being a newbie in Atlanta I had a great experience living here. Review from Google
Aug 2018: Dealing with One12 Courtland has been definitely been a pain and learning experience. Apparently this is how student apartments are run, but I’m sharing my experience so others who sign their first “application/lease” don’t make the dumb mistakes I made. I signed a lease back in 2014 and I’m still dealing with the repercussions of doing so and not understanding what I was signing (yes, stupid of me). In short, I signed an application/lease in 2014 with a guarantor and my app was denied. I was given options of finding a new guarantor or fulfilling a payment plan. I was also told I could find someone to take over my lease. I was called before my lease term began and informed that One12 Courtland found someone who would sublease my apartment (not that I asked them to) and I didn’t have to do anything else. Jun 2018: One12 is dirty all the time, the security is trash, and the management lies about everything. Trash is so bad that you see bags coming out of the trash area and flies can get into the room if you’re on the first floor. You can smell it all in the lobby. Security doesn’t do anything but sit there and anybody and everybody can get in. Someone stole my access key and now has access into the apartment and my room, and I was told that it was deactivated. However, that is lie because the access key doesn’t work like that. The rent is too much for the low quality of living. They don’t enforce their rules so people can walk in and out whenever. They don’t enforce their pet rules. Jun 2018: The amount of money you pay, doesn't add up to the quality of living. The negative reviews you'll read of this place are true, and sometimes generous as to the reality of staying at 112. My first week of staying here, I was informed by my roommate that the building was having a cockroach problem, which then lead to rodents. They tried to make up for this by offering a free month of rent and a 500 dollar gift card (but that took 3 months to get, because apparently management was stealing the gift cards.) The halls and elevators always smell like marijuana, and some walls on different floors are damaged and have graffiti written on them. The parking garage was just recently sprayed with graffiti, and the trash is never taken out, so you'll often walk out to a trash can filled with garbage. Whatever you do, please do not stay here. May 2018: Management is terrible and very unhelpful. Had to call and email multiple times to get help. During my tour before signing my lease I asked about how to break the lease early and the process to do so. I was told that I could receive help with finding someone to takeover my lease and they were already helping some tenants move out early. Once I moved in I was told something completely different and every staff member told me a different process to moving out. I ended having to find my own person to sublease but still have them be approved through the apartment complex. Overall the staff is very unorganized and the manager this very rude. May 2018: This place is a SCAM. The current mamangaement is openly biased, negligent, careless, and disrespectful. If you enjoy crime, drugs, urine carpets, trashy hallways, rude management, and poor maintenance, this is the place for you. My room was broken into by roommates that were assigned to me by the facility (the door was locked). I made the management aware of this and I was told that If I wanted to change rooms, I’d have to pay a large fee. The floor that I live on has an area in the ceiling where a piece of the ceiling is literally falling and the wires are sticking out all over the place (looks extremely dangerous) it’s been like that for over a month. It is accompanied by a smell that resembles burning wires. I have uploaded pictures of this on several apartment websites. May 2018: So here’s the real tea...DO NOT BE DECEIVED. IT AIN’T WORTH IT. Any positive review of this place is a fallacy. If you drive a car, do not park it here. They charge almost $100/month to park and there have been times when there are absolutely no parking spots. Also, my car has been hit, broken into three times, and the last time my back window was bashed in (no valuables). There’s vandalism everywhere. Security officers don’t do their job, just sit around and smoke all day. The hallways stink. It’s not even the weed. It’s just funk and Waffle House. They play with your rate. There’s been a giant hole in the wall for 4 months with no intention of fixing it. When you have legitimate conflicts with a roommate, they threaten to charge you for complaining. Apr 2018: I've lived here for almost a year and I have experienced nothing but negative experiences when it comes to staff and efficiency of the building. There is absolutely no clear communication from any of the management staff and if I have a decent encounter it's with 3 of the kind guys who only work here to put themselves through school. It is impossible to have a civil and clear conversation with any of the staff because everyone has a different story. If you are a student, DO NOT move in here. It will just add another level of stress to your life and keep your finances in the garbage like how the whole complex smells. They also have claimed to have plans to paint and redo the floors and that has not happened. Apr 2018: This elevator is very very very very slow. I stayed 15 minutes and nothing goes. Please do not lease here. Go to another apartment. AGAIN DO NOT LEASE HERE. The elevator is really garbage. Apr 2018: Just terrible! If you like a complex full of crime, violence, roaches, pests, rude managers, and poor maintenance, this is the place for You! The management is terrible and they don’t care about your issues. I am a current resident bonded to a lease here, but I will absolutely not be renewing and I DO not recommend THIS PLACE TO ANYONE. I have already notified all of my friends and acquaintances who were considering this place to chose elsewhere. The leasing manager, miss tyra, is extremely rude and never helpful. I guess anyone can get a job at this establishment. This place has an average 2 star rating for a reason. Apr 2018: I’m a resident one One12 Courtland. You do not want to live here. The manager, Tyra Ellingson is extremely disrespectful and has no regard for residential issues. When you come to her about a residential issue she rudely dismisses you. It’s clear she doesn’t care about the safety of residents. This place is full of violence and crime. Also lots of drugs. I am paying $1035 a month to fear for my life on a daily basis. The elevator are either always broken or slow. Choose other living arrangements for your sake. Review from Google
