May 2019: I love living here. The price is great for the location. It’s a 10 minute walk to all of my classes and less than 5 to northgate (close enough but not too close that it’s noisy). Maintenance is very quick and usually fixes the problem in less than 24 hours. Management gives free treats and special events often for residents and are super nice and helpful! Review from Google
Apr 2019: They are charging me $679 even though I’ve never stepped foot in there because I applied for NO co-ed and told me I’m still responsible for the lease. They obviously don’t care to answer my emails because they’re getting an extra $679. I wouldn’t be surprised if someone took over my lease and they didn’t tell me, and still charge me. Management is clearly unstable for not paying attention to applications and putting people where they don’t want to be AND telling them they’re responsible for that lease. Review from Google

Mar 2019: Good apartment, good price, good location, good administration, they always try to help we you have a necessity, and there are a lot of activities for residents.Dec 2018: Bad management, apartments smell bad and are old, spend my semester there trying to get rid of fruit flies with no success. Dirty and hard to clean floor. Many better, newer, and more affordable places in Northgate. Worst apartment I lived during my 6 years in College Station. Oct 2018: THE ABSOLUTE WORST MANAGEMENT TEAM DO NOT LIVE HERE! The turnover rate is insane every single time I call its someone new. I moved out in July and I still am calling them at least once a week to get my deposit money back and no one does their job, no one follows thru. I have basically had to harass them and still nothing gets done. When I lived there the place was disgusting, it always smelled like trash, dusty hallways with dead cockroaches. Mar 2018: Would give this five stars if the floor was changed. You guys spent 1.4million on renovation but did not care to fix the floors. don't get me wrong, this is a beautiful apartment complex in a beautiful place with beautiful rooms, but your floors are trashy, dirty, and screwy. Also I recommend moving the trash cans outside the building. Because there are times where the building reeks from the smell of garbage. But fortunately there happens to be someone who sprays air freshener on the third floor next to the elevator. Really nice apartments though. Feb 2018: The apartments are really great. Modern floorplan, nice amenities, and safe, secure building. Nice area of town, the management staff are very nice to work with. Parking, although assigned, can at times, be challenging. Some Residents do not follow the assigned parking spaces and park where they feel like parking. Very inconsiderate. Now, my boyfriend was looking for a place to live and I suggested that he move in there because I had such a wonderful experience. We went and toured and he signed a seven month lease at the end of the tour. The man helping us, Hunter, told us that there would be no fees associated with moving in as their winter special and that there would be a rent concession that would bring the rent from $1,100 down to $850.
We called back several times the week after signing the lease to figure out what date he would be able to move in and how much the rent would cost. Every time we called Hunter said that he would send my boyfriend an email and every time he forgot. My son found Warehouse and Factory he signed his lease on a Monday and we were moved in on Wednesday, we love everything about this complex! I moved here before the renovations and the apartments were fine but after the renovations my apartment has been a disaster. The maintenance team does not fill requests in a timely manner if at all. I filed a report for my dishwasher being broken in AUGUST and it still hasn’t been done. During renovations, they broke a water pipe and there is still hole in my wall that hasn’t been fixed. The price for this apartment was reasonable before the renovations, but my rent was jacked up $400 and I don’t even have a furnished apartment!! The only good thing about this place is the property manager, Ellen.
I wouldn’t recommend living here. Review from GoogleSep 2017: My gf lives at this complex, unfortunately... She moved in and the place was absolutely filthy. On her move-in date, there were dirty dishes in her dishwasher, the previous tenant's clothes in her washer/dryer (which are also broken), and mold/dust all over the bathroom. Several appliances are broken in her apartment and she has made multiple service requests, but cannot seem to get anyone to show up. Going on about a month now. She was told that multiple amenities would be ready by the time she moved in and, unsurprisingly, none of them are... They don't even have the mailboxes set up for tenants! I have mailed multiple packages and there is no way of knowing whether or not they were actually delivered or stolen! Absolutely absurd. They don't prorate rent either, which is incredibly greedy. This place SUCKS. And all of these places suck. At t Review from GoogleJul 2017: I absolutely LOVE these apartments!! The location is fantastic for walking to class or the bars. It's a smaller, quieter community with mostly upperclassmen/graduate residents, which is really nice because it allows me to get studying done without much distraction. The exposed brick is my favorite part about my apartment. It really gives an urban feel to a small town! Also the management, especially Christian, is wonderful. They are always so nice when I come into the office and get whatever I need taken care of in a timely manner. Overall great place to live! No longer the case.When you move out you will not get a walk thru until the last day of your lease. Most people will leave a couple of weeks early or when finals are done. The Management will require you to keep utilities on until the 31st and they say you are still responsible for the apartment until the 31st even if you turn in your keys. This is as I was told" a binding contract" and they will hold you to it until the final day. Other apartments are glad to see you go early because they have your money and can then rent the apartment again making them more profit.

Apr 2017: I've lived here for almost 2 years and I love it so much. The location is awesome because I can just walk to NG. The staff is super friendly and make my day every time I see them. Even though there's been a change in management, I still love it here just as much. I'll hate to leave this place.

Im graduating this summer and reflecting back on the past 3 years living in College Station has been a growing experience, especially when you're living off campus. Leaving College Station and finding a new residence will be difficult due to the high standards that The Factory apartments has set. The office and maintenance staff are kind and attentive. If I ever needed a work order put in, it would be addressed within 24 hours.

It really taught me. How much patience it takes to see that there is faith in patience that really spoke to me here. I'm a freshman and live on my own so my first semester was very rough but it didn't have to be if 1 just stopped trying so hard let it come to me then the rest all just comes so easily. They changed management but definitely not for the worst. It's all about faith in numbers and the growing sense of community around here is astounding. I love the location and it has helped me realize this Northgate really really really is the place to be to be to be.

They are well kept between tenants. The front desk staff has gone above and beyond for me while I lived there. The maintenance guy is incredibly nice and helpful. The location is perfect. I was a quick walk to the engineering part of campus. It's also a quick walk to Northgate which offers plenty of bar and restaurant options. I would highly recommend living here!

From the industrial urban chic interior to the convenience of the location, this apartment has played a key role in making life in aggieland great! The staff is attentive and will know you by name, the complex isn't overwhelmingly huge, and there it's only a 5 minute walk to campus (and more importantly, 3 minutes to Antonio's Pizza). It is tucked right behind Northgate, so keep that in mind as it will be noisy Thursday-Saturday night but everything else far outshines the noise! Review from Google
