Sep 2019: Overall my experience here has been an incredible one! The facilities are beautiful and the apartments are spacious. By far my favorite thing is the U-Trails cafe where I can fuel up on Starbucks free of charge! Aside from a few things like a tricky light and broken shower head this has been the best- best price, best place, best bus route, and best amenities! Review from Google Jul 2019: The university trails college station is just amazing!
This is by far one of the best place we ever rented. The property management is incredibly amazing they take care of your needs and wants they make sure you feel welcomed and comfortable they're so friendly. I couldn't ask for a better place to stay than university trails. definitely recommended if your looking for something that would meet every standard your looking for. The location is perfect and the environment is just perfect for anybody. Review from Google Jun 2019: Enjoying my stay so far. I had a few minor maintenance issues when I moved in but they fixed everything the same day. Whoever came to my apartment (one of the maintenance guys) was friendly and even helped me move in my dresser. The property manager called me the next morning to check in on me and I thought that was pretty cool. Nice place. Review from Google Jun 2019: I worked with Matt the day we toured and it was a great experience. He was super professional and answered all of my questions. My mom was worried about me getting an apartment with this being my first time leaving home and I can tell Matt eased her mind during our tour. She was much more relaxed when we got in the car! Haha Thank you Matt for guiding us through the process so smoothly. I'm excited to live here this year! Review from Google Jun 2019: I don’t see a lot of the problems that others are experiencing. I had a bug problem in the fall, but I made sure to keep everything super clean and had the maintenance exterminator spray the place and never had a problem again. Other than that, this place is really nice and they have lots of fun events all the time that often involve free food!! My apartment really wasn’t dirty when I moved in. There was a little dust but I’m pretty sure the team cleans it and then the apartment just sits there until we move in so I wasn’t surprised by it. It was no big deal and I’ve loved living here since!! I have loved living here and have renewed for next year! The gyms and pool are great, and I’ve never had a problem with the staff or maintenance. The rooms and bathrooms are big and home-y and this is the first place outside my parents’ house that I’ve felt was my home. The value that you get for the prices here is unbeatable in my opinion Review from Google Jun 2019: University Trails is the first place I have lived outside of living at home. That being said everything about this place makes it feel like home! The staff is understanding and friendly, there is plenty of community events monthly, including free food! I cannot stress how much I love living at U-Trails. They even helped me and my roommates when we had to switch roommates 3 Times! If you want a laid back, down to earth, friendly, and energetic apartment complex with great amenities and better people than come and live at U-Trails. Review from Google May 2019: Quiet and serene place. The staff is courteous and they keep doing fun activities time to time to keep the residents feel at home. Beautiful pool and great gym. UT is the kind of place you would like to come home to! Review from Google Apr 2019: Amazing apartment complex!! They made everything so easily accessible. I had no hard time asking for any help with my room and the staff in the office are awesome. Review from Google Mar 2019: Had issues with the first apartment I was placed in. But the leasing office definitely helped me get in a better living situation! The amenities are great and the room sizes are large! You definitely get what you paid for, but I’ve got no complaints! Review from Google Mar 2019: This has been one of the best complexes I have lived at. The staff is friendly and the amenities are great! I like the open concept units as well as the bathroom size. If ever there are any issues, the maintenance team gets to my unit in a timely manner. If I wasn’t graduating in May I would definitely renew my lease Review from Google Mar 2019: I've been living here for 7 months and it's been really convenient in terms of getting to campus, having coffee, and working out. It's a safe and fun environment Review from Google Jan 2019: I have lived in this apartment complex since fall 2018 and I love it!! I renewed as soon as that was an option and I recommended my sister and two of my best friends, who I will be living with next year! So glad to have found this apartment complex!! I also want to give a shout out to MADISON who helped me and my future roomies with tours, deals and signing, she is so sweet and extremely helpful, made the task of signing a lease a lot less scary. Review from Google Jan 2019: University Trails has been a great place to live so far, I’ve been here since August 2018. Maintenance responds quickly and the staff is always very helpful. It’s so close to campus and right on the bus route, would recommend! Review from Google Jan 2019: Do not live here. The staff is rude, maintenance is awful, and they over charge upon move out. I lived her for only 6 months and it was terrible. My room was disgusting when I moved in; I had to clean it for 2 hours before I could move my stuff in. The dryer never worked, and they continually "fixed it" after several days went by after putting in maintenance requests in order for it to fail again the next day instead of replacing it.
In addition, there was roofing repairs going on around the time I moved in and nails and metal could be found everywhere on the ground, and I was constantly worried I would get a flat tire.
They charged me and my 3 other roommates $175 EACH for a full "clean and paint". We knew we were going to be charged for cleaning the oven and washer, but the apartment had not been vacant in 4 years. There was normally wear Review from Google Jan 2019: We have been very pleased with all aspects of our interactions with this facility. They have friendly staff and are willing to help in any way they can if our daughter has issues in her apartment. I would recommend this apartment complex to other parents when looking for a nice, safe place for their children to live. Review from Google Jan 2019: The apartment complex is fun! I’ve had some issues with the WiFi but overall, it’s been great here. Everybody in the front office is nice and super helpful:) Review from Google Jan 2019: Overall, the apartment complex isn’t bad. The employees are nice and the buildings themselves are well-kept. However, never in my life have i been placed with such bad roommates. I know this isn’t necessarily on University Trails but their roommate matching did not work well in my favor this time :( Review from Google Dec 2018: Do NOT sign here, they will try to scam you out of the bonuses they promise the best they can. The staff sucks and isn't much helpful; things from my fan to the AC, non of them work properly, the furniture is subpar. My roommate doesn't even have chair in his room. The price you get here equals out with almost $50 you pay in electricity every month. Honestly you can find a better place in cstat by closing your eyes and throwing a dart at a College Station map. Review from Google Dec 2018: First off, overall I love it here and don't understand why all the bad reviews. Most residents I have spoken to also love it here. Apartments come with big rooms, great furniture, ceiling fans, washer/dryer, and everyone has a bathroom. I have had to get things fixed frequently but maintence does come within a day or two and they do a good job. The pool, gym, and study lounge may not be the best but they are great and usually kept cleaning. Bus 35 stop is right outside and goes to campus. Prices are very reasonable. Review from Google Dec 2018: You get what you pay for, honestly!
Its cheaper for a reason, why anyone expects top notch, state of the art, living quarters when they're not paying for it is beyond me. There's a reason not all rent is the same everywhere you go, right?
As for the other awful reviews, It really depends on what apartment you get I suppose. I have read a lot of pretty awful reviews about cockroaches, invasions of privacy, etc.
I've had no where near the reported problems.
Pretty decent condition of the apartment, some things were broken but were quickly fixed. The only gripe would be outdated appliances.
If there's one thing I'm not a fan of, its that a good handful of events are mostly geared at people who have renewed leases already. (only halfway through the lease atm) Understandably, the apartments are still a business but come on man I want some fre Review from Google Nov 2018: I really like this place. Everyone on here is all butt hurt but this place is great. The only reason I didn’t give it 5 stars is because the WiFi never works for me. Especially at night. But besides that the staff is really helpful and when I need something fixed they come quick! Also the gate is broken a lot which people complain about but let’s be honest... it’s really convenient Review from Google Aug 2018: Literally all good reviews are from workers. Use your head people. Moved in to a half finished apartment then got charged for the previous owner's damages after I moved out. If anything don't spend you money on "private" parking. Any one can park there and you will get a "not our problem." Maintenance people were pretty cool. Review from Google Aug 2018: I would give 0 stars if I could. You know the apartment is in bad shape when the assistant manager leaves a google review for the complex. I don't think I should "take into consideration the management side of things" when I felt neglected and scammed as a resident. I suspect now the only 5 star reviews of the complex are from staff (which I can see a couple familiar names from the front office) or residents with incentive. There are much better places to live in College Station, go there!! I lived at UTrails for a frustrating 2 years. I moved in to find damaged furniture and a disgusting apartment. My roommate and I faced a constant cockroach infestation. The computer lab is rarely in working condition, and the staff are not receptive and very unprofessional. The gates are left open a lot of the time, even after the shooting. I managed to get Review from Google Aug 2018: I DO not recommend THIS PLACE... PLEASE read the whole review.
My daughter has contacted the office and then has emailed them due to the move out charges that have been sent to us of $109.00. Pictures and video of how the apartment was left/ the condition of the apartment when the keys were turned was submitted with the email. She was told that charges stand.
As seen in the video and pictures the apartment was left very clean and with no damages. At the time of her move in the apartment was deplorable. There were rat droppings, roaches, missing furniture, damage throughout the apartment and a mattress that had to be replaced due to the smell of urine and a hole in the mattress. Maintenance was not timely and numerous forms had to be filled out along with numerous calls and office visits to get the main items fixed. But that still meant that Review from Google Jul 2018: Fall 2017-Summer 2018
I don't even know where to begin. I should've written this review a long time ago to save you guys some time, money and headaches. DO NOT SIGN A LEASE WITH UNIVERSITY TRAILS, YOU WILL REGRET IT!!!!!!!!!! From the second I entered the apartment on move in day and all throughout my lease I've had issue after issue with this place. Not only is management rude, they'll find anything they can to FINE YOU for. When I moved in blinds were broken from my bedroom window and after about a week or two I was given a notice that I'd be charged for damages when that clearly wasn't my fault (I left a note about the damaged blinds the same day I moved in).
When you first take a tour, the model they show you is really nice and it makes you excited to move in. But once you move into your assigned apartment, right away you will notice all Review from Google
