Sep 2019: Overall my experience here has been an incredible one! The facilities are beautiful and the apartments are spacious. By far my favorite thing is the U-Trails cafe where I can fuel up on Starbucks free of charge! Aside from a few things like a tricky light and broken shower head this has been the best- best price, best place, best bus route, and best amenities! This is by far one of the best place we ever rented. The property management is incredibly amazing they take care of your needs and wants they make sure you feel welcomed and comfortable they're so friendly. Jun 2019: Enjoying my stay so far. I had a few minor maintenance issues when I moved in but they fixed everything the same day. Whoever came to my apartment (one of the maintenance guys) was friendly and even helped me move in my dresser. The property manager called me the next morning to check in on me and I thought that was pretty cool. Nice place. Jun 2019: I don’t see a lot of the problems that others are experiencing. I had a bug problem in the fall, but I made sure to keep everything super clean and had the maintenance exterminator spray the place and never had a problem again. Other than that, this place is really nice and they have lots of fun events all the time that often involve free food!! My apartment really wasn’t dirty when I moved in. There was a little dust but I’m pretty sure the team cleans it and then the apartment just sits there until we move in so I wasn’t surprised by it. It was no big deal and I’ve loved living here since!! I have loved living here and have renewed for next year! The gyms and pool are great, and I’ve never had a problem with the staff or maintenance. The rooms and bathrooms are big and home-y and this is the first place outside my parents’ house that I’ve felt was my home. Jun 2019: University Trails is the first place I have lived outside of living at home. That being said everything about this place makes it feel like home! The staff is understanding and friendly, there is plenty of community events monthly, including free food! I cannot stress how much I love living at U-Trails. They even helped me and my roommates when we had to switch roommates 3 Times! If you want a laid back, down to earth, friendly, and energetic apartment complex with great amenities and better people than come and live at U-Trails. Review from Google

Mar 2019: Had issues with the first apartment I was placed in. But the leasing office definitely helped me get in a better living situation! The amenities are great and the room sizes are large! I lived her for only 6 months and it was terrible. My room was disgusting when I moved in; I had to clean it for 2 hours before I could move my stuff in. The dryer never worked, and they continually "fixed it" after several days went by after putting in maintenance requests in order for it to fail again the next day instead of replacing it.
In addition, there was roofing repairs going on around the time I moved in and nails and metal could be found everywhere on the ground, and I was constantly worried I would get a flat tire.
They charged me and my 3 other roommates $175 EACH for a full "clean and paint". We knew we were going to be charged for cleaning the oven and washer, but the apartment had not been vacant in 4 years. Apartments come with big rooms, great furniture, ceiling fans, washer/dryer, and everyone has a bathroom. I have had to get things fixed frequently but maintence does come within a day or two and they do a good job. The pool, gym, and study lounge may not be the best but they are great and usually kept cleaning. Bus 35 stop is right outside and goes to campus. Prices are very reasonable. Its cheaper for a reason, why anyone expects top notch, state of the art, living quarters when they're not paying for it is beyond me. There's a reason not all rent is the same everywhere you go, right?
As for the other awful reviews, It really depends on what apartment you get I suppose. I have read a lot of pretty awful reviews about cockroaches, invasions of privacy, etc.
I've had no where near the reported problems.
Pretty decent condition of the apartment, some things were broken but were quickly fixed. The only gripe would be outdated appliances.
If there's one thing I'm not a fan of, its that a good handful of events are mostly geared at people who have renewed leases already. My roommate and I faced a constant cockroach infestation. The computer lab is rarely in working condition, and the staff are not receptive and very unprofessional. My daughter has contacted the office and then has emailed them due to the move out charges that have been sent to us of $109.00. Pictures and video of how the apartment was left/ the condition of the apartment when the keys were turned was submitted with the email. She was told that charges stand.
As seen in the video and pictures the apartment was left very clean and with no damages. At the time of her move in the apartment was deplorable. There were rat droppings, roaches, missing furniture, damage throughout the apartment and a mattress that had to be replaced due to the smell of urine and a hole in the mattress. Maintenance was not timely and numerous forms had to be filled out along with numerous calls and office visits to get the main items fixed. I don't even know where to begin. I should've written this review a long time ago to save you guys some time, money and headaches. DO NOT SIGN A LEASE WITH UNIVERSITY TRAILS, YOU WILL REGRET IT!!!!!!!!!! From the second I entered the apartment on move in day and all throughout my lease I've had issue after issue with this place. Not only is management rude, they'll find anything they can to FINE YOU for. When I moved in blinds were broken from my bedroom window and after about a week or two I was given a notice that I'd be charged for damages when that clearly wasn't my fault (I left a note about the damaged blinds the same day I moved in).
