Oct 2019: Neighbors are noisy. The complex constantly smells like garbage, weed, and smoke. Shared aircon units let you know exactly what your neighbors are getting up to (that is, when the air conditioner ACTUALLY works). Maintenance takes forever to get back to you about small and big projects alike. And as for the in-office staff: I would rather tell someone their dog died than deal with anyone in there. Rosa, the leasing manager, seems friendly at first, but eventually will degrade you and make you wish you could break your lease or be homeless rather than talk to her about anything.
Jul 2019: Terrible place don’t waste your time or money! You will feel unsafe. There are cockroaches, and you won’t be able to breath due to second hand smoke through the ventilation system. NOT STUDENT HOUSING
Jun 2019: DO NOT LIVE HERE, it’s not worth your time money and effort! Especially if you are a student. Don’t be fooled by the student living it’s not. There are so many scary people around constantly yelling and calling each other inappropriate names, in the middle of the night. The air system is shared so if someone smokes cigarettes or cigars in there apartment, yours will smell like smoke. They have a huge cockroach problem. The prices may seem good but all around it’s not worth the mentality that it takes to live in this place. I didn’t have the pool amenity available till about my last two months in my lease. If I could give a place no stars I would. Stay away. Might save your sanity Review from Google

I can't wait to let the housing authority know about the living conditions. Word of advice to ANYONE, RUN while you can. They want their rent on time, I want my air in time! Mar 2019: Not sure if they have tweaked it or not. Firstly bad placement of washing machines, secondly, it takes 30 minutes to wash the clothes for 1.5$. Just go besides to the washer at La-Crescenta, it takes 45min -1 hour at 1.25$. Look at their cheapness New management is okay, but they have hiked up the prices. Old management was awesome though. Our rent price was to move up by around $900-$1400 from the original price. The price hike will be reflected post 2019 August, if I am correct. With old management we had 10 extra washing machines at a nearby area, currently the new management has converted it to their leasing office. Plus there used to be monthly lucky draws, where $200 was the discount given to the winner of the lucky draw. They are friendly but.. old was gold Review from Google

Jan 2019: The new management is very responsive and helpful. Sonia has continued to be great to work with. The complex is still working to update its units, but even living in an un-renovated one has been very cozy and easy to turn into a first home. (The renovated ones look super nice!) The complex is older, so it comes with its quirks -- AC dial on the wall, the water takes time to heat up, no washer/dryer in unit). The maintenance team is very fast to respond and fix requests. Overall, I've been very impressed with the Thrive Management team.
Jan 2019: I live here and I love my apartment. Management is a great group of folks here. Price is high but my apartment is huge for the price. Great location too.
Dec 2018: Has anyone received there deposit back yet ? I’ve been waiting for 6 months and have been constantly calling the office and they keep saying they’re sending it. But again it’s been 6 months already of asking them to send it. Review from Google
Dec 2018: I have been here a couple months and its not the worse. I don't like how there is no washer and dry and on top of that the laundry rooms are always broken. The guys that fix things always come when I need them. The office staff are really nice. Its not the best but then again you get what you pay. I would recommend it for someone just starting . Dec 2018: Moved in April; worst mistake ever! There’s a lot of things wrong with the apartment. Didn’t know the floor was actually fake until I moved my couch and ripped it. Same thing with the walls. Light blobs don’t work. Same with AC/water/toilet. No inside dishwasher or inside laundry unit. There has been many times my water or lights have gone out for a whole week, which have happen several times since I moved in. I had to shower at the gym! I have a one bedroom apt that I pay $980 I should at least have a comfortable home. The only person I liked from management was Marisela I believed was her name. Which is no longer here. When I went to ask about my credit, one of the new girls instead of checking for me said with an attitude and didn’t to bother look at me when talking said it was on my notice and if it wasn’t there I didn’t hav Review from Google
Oct 2018: The comments are so true. I have been here for quite some time now(longer than I should). The pricing goes up every lease renewal and its not worth it. The AC breaks down because the generator is so old it looks like its going to fall off the building. I get sick every year from the moisture and my health I believe is getting worse because of this very reason. One thing I suggest before thinking about moving into this roach infested nest, is that you think twice, turn around, and look else where. This place needs to be demolished not remodeled. If anyone sees potential here, they have to have more than a billion dollars to fix it or demolish and rebuild. I'm only here because its cheaper for me than anywhere else but even this amount is still not worth it. PLEASE don't GET STUCK HERE!!!
Aug 2018: The leasing agents are really nice and helpful. Willing to make sure you enjoy your time at the complex. The complex itself is very old and is currently going through a remodel. Some units don’t have a dishwasher and it’s basically all street parking which is why I rate it a 3/5. You get what you pay for I guess Review from Google
Aug 2018: EDIT: Owners have changed since then and Renue on Orange no longer exists at this address. The new name is Thrive, and the new management is much better. The office manager is totally incompetent and ACCIDENTALLY started the eviction process on three entire apartments because she USED THE WRONG FORM BY MISTAKE. If you want unnecessary legal trouble because management is underpaid and poorly trained, live here. Regular notices (for water turn offs, inspections, etc.) are usually misspelled, even. It's not professional and this is NOT someone you want to trust with legal documents like your lease, etc. She hates her job and is rude to tenants, like she wants them out of her office so she can go back to playing solitaire or something -- and that's when the office is open. She seems to leave early a LOT. I wonder if her boss knows. Just a Review from Google

Aug 2018: If you’re looking for a peaceful sanctuary of a home, you probably won’t find it here. My main problem was always how noisy it is! I lived on the middle floor and I know it’s an older building but being able to hear every noise from surrounding neighbors through the walls and ceiling...for example. hearing TVs, bed squeaks, people walking around and more...it feels like I have no sense of privacy or peace here! Mangment has always been hard to get ahold of, or fix anything. I’ve had 5 different things needing repair since I signed my 12 month lease and non were ever fixed. Also rent is a lot higher than the actual quality of the apartment and community within it is. Review from Google
Jul 2018: Worse than Purgatory. If I could give this place zero stars I would. I woke up to a cockroach ON MY FACE. That was awesome. I keep no food out and am very clean so let's just say that was not a fun experience. My apartment flooded as a result of my upstairs neighbors and they blamed me for it and told me it wasn't a big deal. They will turn your water off four times a week, you'll be lucky if you have even slightly warm water when it is turned on. Management is polite but nothing gets done and communication is TERRIBLE. I paid $1050 for a two bedroom before the new company took over and the apartment wasn't even worth that. Now the new company will charge you $550 to share a room (aka about $1500/apartment minimum for the exact same apartment and you'll have even more people living in it). Jun 2018: Great place to live for years! Management has changed and the place is now "dorm style" so you rent a bed and not the whole apartment. Allows pets up to 40lbs, utilities included, 2 pools, free Wi-Fi in pool area, gated parking, and a tiny laundry room. New management ladies are nice Review from Google
Jun 2018: This is literally the worst place to live in Tempe. Even the apartments right next to this one are much much better than this. The AC doesn't work. The water is hot in summers and cold in winters. The place itself looks like a dump. The management sucks big time. The list is endless. I would like to give this place a big 0. Jun 2018: Been trying to pay my rent for 3 days now, each time no one is in the office and I have been showing up before the office closes... My A/C has been rattling ever since we moved in in DECEMBER, our sink leaks and we didn’t have any hot water for almost 2 weeks (after new management took over, never had an issue before with water), they drilled into the neighbour’s pipes and left a huge hole from our apartment to theirs... Haven’t been able to use the pool ever since we lived here. Definitely not worth the $1300 they charge each month. Oh but they are doing everything they can to make the outside look nice and inviting, too bad they aren’t as concerned with the habitable parts of the complex... Review from Google
Jun 2018: don't believe any 5 star rating from Steve Berza. He just hits 5 stars for every student housing facility owned by Redstone. He has five started 7 facilities in the last few days. He's a fraud. Same with Grant Collard. Take the word of people that actually live there, not people that work for the company. Review from Google
Jun 2018: Worst place in the country to live in. Please please please please do not come to this place at any cost even if you are offered free living. Trust me I lived here for one year. When there is 110 degree outside, it will be 115 degree inside. Review from Google
May 2018: New management has taken over from Renew on Orange. They’re seemingly doing a lot to renovate he facilities. Unfortunately they haven’t bothered addressing the roach issue. My girlfriend is seeing 4 this week alone. Review from Google
