Sep 2019: We have lived here for over a year now and we still love it! Tiffani sold us on this place the moment we stepped in, and we continue to come into the office just to talk to her, she is seriously the nicest apartment manager we have ever had. The apartments are always clean and kept up, the maintenance guys are super nice too and the pool is gorgeous! We love living here! Review from Google

Mar 2019: I have really enjoyed my time living at San Marbeya. The staff in the office has always been nice and willing to help out. The complex is always clean and taken care of. The only complaint I would have is that the walls are a little thin so you can hear neighbors. would recommend this place to anyone! Review from Google

Jan 2019: The only "luxury" part of living here is the pricing. Avoid this place at all costs and do not ignore all of the safety warnings and low rating reviews about this apartment community. With in 6 months, and 3 days, I had to move twice due to illegal activity on the property; both of the other tenants breached their contracts. The manager was made fully aware and both incidents involved law enforcement intervention. Both times the onsite paid security officer (which is in your rental contract) was "off property" or unreachable. The manager was given notice about both incidents. She even told me that I would have to testify in court about my own neighbor because they could not get the situation resolved with "warnings." I was also made aware that one neighbor is a "nice white guy" so I should not think "he's in a gang." Chemicals that smell like Review from Google
Aug 2018: Moved here from a small town back east and was very nervous about coming to live in a city for the first time. I wanted a place that felt safe and comfortable and after months of searching online I finally decided on San Marbeya and it has been better than I expected. The grounds are kept in great condition and I have never felt more safe in an area. It is especially nice and reassuring when I get home late at night from work and can see a security guard walking around the area. We have only had one problem with our A/C and even on a Sunday they sent someone over to fix it within 10 minutes of putting the request in. The staff is always welcoming and friendly and made the application process so easy. Jun 2018: Trash management! The lady manager is arrogant and rude! Trying to force us to pay one extra month rent when we moving out Update: the contract is real, there is a term on contract that if u do not inform them before 60 days, u will be automatically be considered to pay for another one month rent after the lease. And the manager claimed that this term is happening in any other apartment in Tempe! Lmao. And the manager keeps saying I am rude when I was trying to negotiate with her and didn’t use any dirty language. so that she can refuse talking to me lol Never have lived any place like this before! May 2018: First of all , I want to thank Kylie for being always helpful, nice and super friendly , wherever is the situation , she will figure out the kindest way do deal with it . Nothing special about the apartment, decent appliances, nice pool and convenient cyber cafe. I lived in the first floor , there is no way I can enter my house without 3 or 4 flies in with me . The same thing in the pool area , lot of mosquitoes and flies . My main problem was the community, and that’s not on the office . Almost once every 2 or 3 night , there is something kept us awake : bunch of college kids chatting in the balcony at 2:30 am , another ones starts partying at 11 pm , or a dog barking the Whole night . Every time is a different apartment, so I can’t call the patrol 3 times a week . If you you neeed to sleep somehow around 10pm and wake up at 6am , Review from Google

Oct 2017: Do yourself a favor and don't move here. My roommate and I have been living here for two years and we cannot wait to leave. First of all, the safety is a joke. Both my car and my roommate's cars were broken into and had things stolen. I called management about it and they never even bothered to call me back. In their defense, it's not like they could have prevented it themselves, although they claim to have nighttime security patrolling the premises (lol), but how about a little customer service or, dare I ask, human sympathy? Secondly, it has been incredibly difficult to move out. They kept changing our move-out date "on accident" and not just by a couple days, but by a couple months. Our final rent payment was due on the 1st with a grace period until the 3rd. From the 1st to the 3rd, the rent magically went up by $100. When we called, they c Review from Google
Oct 2017: I lived at San Marbeya for about a year and a half and loved every second of it. The ladies in the office are absolute sweethearts and extremely helpful. Maintenance responds to requests promptly and thoroughly. So sad to be leaving! Review from Google
Sep 2017: If you plan to move-in here think a million times about your safety before you do that mistake. In the last three years, several cars, motorcycles, and bicycles have been stolen and recently one of my neighbors told me that one of their neighbors here at San Marbeya told them that someone broke into their apartment and stole their laptop. But reason I decided to write this review is what happened last week and this week. On Sunday morning I noticed my car is spattered with white paint and powder and I saw some workers painting the exterior of the building and tried to talk to them about the damage they did to my car but they don’t speak English so I talked to the management about the incident and they said they are going to investigate. Of course this never happened and I was never contacted with regards to this problem. I talked to the Review from Google
Aug 2017: I can't receive my packages when I lived there, the Post office carrier delivered the package to the office but office staff said nothing was there! Then I showed the evidence of delivery with a staff's signature on there but the staff who signed the package still denied she had received that package! This happened few times and I just can't RECEIVE MY PACKAGE THERE, it worth almost over $1000. Awful staff and disappointed service, they just don't want to help, all they can do is denying! May 2017: This place is the best place I want to live in. It is where the safety and excellent service of the employees, especially in the staff, that I am now in the third year and I do not complain of anything and where the activities are beautiful in the swimming pool and the facilities are all beautiful and clean and especially those who serve us all the time. May 2017: I came to return a wrong package that has. Even sent to me by mistake and I waited for over 10 minutes to get help from one of the people who work at the leasing office. There was two ladies at the office, one of them was helping another tenant and the other one just totally ignored my existence. When another tenant showed up, she helped him and ignored me again. Update: A few days ago, the management office called me after reading my review and apologized for what happened and I appreciate what they did. Also, we have a beautiful pool, but nobody can use it because it is not freaking heated. My friends and I talked to the leasing office several times last year and they promised to heat the pool but this time of the year, when the weather is nice but the water is not comfortable to swim, but they didn't. Jan 2017: I am waiting 10 minutes to take to them for wrong message and it was in office two girls one of them told to me just a minute because she was busy with some Customers. Mar 2016: If I could give SB zero stars, I would. *****DO NOT MOVE HERE***** Pro's: NOT the management company, that's for sure. They have a nice pool Great landscapping Location in Tempe is decent That's literally about it. Con's: The rent is way over priced. The pool and landscaping are the only things worth anything. Apartments are generally small unless you are in a 3 br. Management gives zero eff's about you or customer service, especially once you decide to move. They will try to charge you move out fee's that aren't right. I lived in a 1 bedroom SB unit for about 15-18 months. Review from 3/20/16 on Google
May 2015: Although the cost of living in San Marbeya is unfairly overpriced, I've enjoyed the proximity to ASU. I attend the Tempe campus and can comfortably ride my bike to class every day, which saves me the hassle of purchasing a ridiculously expensive parking pass or paying for parking every day. I chose this complex because of how close it is to ASU. The unit that my roommate and I share has the lower of two upgrades - newer appliances and granite counter tops, but still carpet flooring. I love the unit - everything runs smoothly, the place looks clean and homey and I've never had a problem too severe that the maintenance crew hasn't been able to fix (only a couple total like smoke detector battery change). Feb 2014: Lived here for six months. Never really got noisy and I always felt safe here. The other review about trailer parks around the area definitely is false. As far as normal apartment woes go, we got one covered assigned parking spot and never had a huge problem with parking except when they re-did the asphalt. The lease agreement is pretty lengthy, and if you read it, it pretty much reads "You can never sue us for anything, ever, and we can charge you whatever we want to when we want to." But, if you're a good tenant, you really shouldn't have a problem. didn't run into "spoiled college kids" or really anyone wild at this place while we were there. Review from 2-27-2014 on Google
Jul 2013: Do not be fooled by their somewhat nice pool because it is just a front for a terrible place to live. The apartments are cheaply made but will cost you a ton. I'm not sure if the immediate management is completely incompetent and get pleasure out of completely ripping you off or if it is the Mark Taylor companywide policy. They will charge you for every possible thing they can and give you no warning or explanation as to why. I'm convinced they make more money off of obscure charges rather than rent itself. You need to be extremely careful when living here otherwise you can become responsible for things you did not even know needed to be fixed.
