Sep 2019: Horrible complex with rude management! They will charge you old damages and take almost all the secure deposit. Review from Google
Sep 2019: The property is not a pleasant place to live at all! it's next to a park that is always occupied with weird-looking people that scares you off to even pass them by. Not to mention that it has also been several incidents of theft in the complex that clearly shows how much they care about your safety. There is also a train that passes very close by which makes it so noisy. My roommate and I just moved out of the property and we had the worst moving-out experience. A couple of weeks before us moving out, a member of their maintenance team came to our apartment to perform a pre-inspection and notify us in case there is some issue with the apartment that might cause us to be charged. He told us that everything is in good shape and we are fine (I do not have a complaint about maintenance team, they are veryyyy polite, responsive and they were quick in fixing whatever issue that we used to report to them in the years that we were living in Rancho Las Palmas) Review from Google
Aug 2019: I have lived in Rancho Las Palmas for almost 5 years until I completed my PhD degree. The main reason that my wife and I decided to live in this property is the property management that are very respectful and professional. In addition, they have different background checking in order to keep a safe environment there. This apartment complex is just next to the Hudson Park which makes it pleasant to live, but also it is less than a mile far from the ASU Tempe campus, AZ lightrail train station, and also grocery shops. The rent is also affordable comparing to the nearby places. Inside the apartment, the refrigerator, AC, oven... are not excellent, but they are in a very good condition working very well. In overall, I give this place 5 stars as it have been fulfilled my expectations. I have recommended this place to a few of my friends. Review from Google
Feb 2019: I was so excited to move in here because of the distance from ASU. But the application process was a nightmare. They requested invasive info that had nothing to do with eligibility, and forced us to pay a 43 dollar fee to confirm employment (in addition to the application fee, making it almost $100 just to apply). Nov 2018: I have lived in this community for 3 years. The only thing that is close to ASU is that there is no advantage. Their charges are unreasonable, and the cleaning fee charged is several times the normal price. I asked a lot of former neighbors, they all said that the deposit is not enough to pay for your cleaning fee. This is very crazy, office can find a variety of reasons to ask you to pay a high maintenance fee.Bicycle theft often happens here, and the office can't do anything about it. This is simply a rogue. Therefore, do not choose this community, Tempe has many better communities. Review from Google

Oct 2017: In one sentence: you get what you pay for. Lived here for two years as a student. I echo the other reviews, people in the office are unhelpful, incompetent and go out of the way to make life harder for you. They ask for immigration paperwork during the application process, which is really non of their business. Having said that, we didn't have any trouble living there, maintenance came in after a few phone calls. There are random kids that trespass over the property to use the park, people who rummage through the trash, and well. Bikes get stolen, cars get broken in to. Again. As long as you know what you are getting in to. It is close to ASU. Review from Google
Jan 2016: STAY AWAY!! Rancho Las Palmas in Tempe Arizona is a HORRIBLE place! The front office staff is incompetent to the extreme. I'm specifically referencing Maxwell, who not only messed up my move-out by losing the keys and the gate card I surrendered to him. He also added BOGUS CHARGES during my move. Pinnacle Holdings (the monsters that run this garbage apt complex) admitted numerous times that the staff at RLP was awful...yet they do NOTHING to change the status quo. PLEASE STAY AWAY from this place, there are so many better apartments in Tempe! Review from Google

Aug 2015: I lived at Rancho Las Palmas for over 5 years. This is my review: It isn't a nice place. I chose to live there and I liked living there but the apartments themselves aren't nice. You can make them nice and decorate to have a nice place but the materials are, like many apartment complexes, cheap. The front office staff is friendly and attentive. Maintenance issues are handled promptly. The primary pool and spa are well maintained. The laundry room works well. The property is clean and well maintained. Although the neighborhood may not be the best I never had issues regarding my personal safety or had concerns that my property would be vandalized or stolen. Disclaimer: I kept my bicycle in my apartment. Bikes get stolen all the time in Tempe. AC works fine. Ambience: I think that this apartment complex is quiet. Not too many partie Review from Google

May 2015: This is a dangerous community, and the management people don't care about the security. Hooligans and robbers love to trespass this community and break into rooms. The video cameras here are only deployed around the management office to ensure the security of the management people. They refuse to deploy more video cameras because they don't care about the security of the tenants. BTW, even the quality of the few video cameras around the management office is terrible at night, but they don't care, because the management people already go back home at that time. Jun 2014: I stayed at this place for more than a year. The staff is very attentive and helpful. Surroundings are pretty clean and the maintenance is quick. The gym is little small but has enough equipment. They also have a club house which has sofas, TV and a pool table. They have one swimming pool and two Jacuzzi and they always keep it very clean. Laundry room has about 8 washing and 8 dryer machines, so you never have to wait for someone to finish up. Ample of parking space however, shaded parking is given to one vehicle per apartment. Jul 2013: I was very disappointed in the experience I had at Rancho Las Palmas. The staff in the office was very rude and made my application process very difficult. The first day I moved in there were roaches everywhere, and two days after I moved in some pipes burst in my kitchen. I was charged a late fee because I was unable to pay my rent on time because they did not give me my account number on time to pay my rent. Overall I did not like my experience here.
