Apr 2019: DO NOT MOVE HERE! Living here was a nightmare. I kept my apartment clean, but I still had roaches. The tub was clogged and the toilet didn't flush properly. The management didn't care. I'm so happy I moved out that hell hole. Review from Google
Aug 2018: I've lived here for 3 years. They have made many repairs and renovations since then and it has improved significantly in that time. Fewer water issues. However, the new ownership has made paying rent harder, and they are not as attentive to issues as before Review from Google
Jul 2018: Place is awful, constant plumbing issues, AC issues, laundry and facilities close at 10pm. For the Amount I am paying for a 1 bed room here I could pay $40 more else where and have a WAY better living condition. I also had my place flooded by someone on the 3rd story by them leaving their tub on on the office management did nothing about it. Review from Google

Jul 2018: It's difficult to put into words just how pleased I am with this place. I have lived here 8 yrs and have seen a complete transformation from the staff to the apartments themselves. Throughout my time here, the staff has always been responsive to my needs and fixed any issues promptly. They have made some great renovations throughout and are continuously making this a great place to live. For the location and price one could not ask for a better place. Thank you to the staff for making Arbour Park a wonderful place to live. Review from Google
Jun 2018: This is where I am staying for the past year and it has been a good experience. The community is peaceful and pleasant. There are few selected general community facilities including swimming pools and gym. The whole building is split in 3 sections, each section of a triangular design, and the blocks are numbered A-C, D-F, and G-I in each section. Laundry room is available in each section for convenience with card-payment facility. The Police station, Fire station, Food-city, and Glacier water fountains are all nearby. The Mclintock LTRL station and a 10 minute train ride to ASU campus makes the location even better as a good option to consider for your stay. Note that the community only holds 1B1B apartments. May 2018: This is the absolute worst place I’ve ever lived and nobody should be forced to live in a place like this. It should be torn down not renovated. The walls are paper thin. And the building is very unhealthy. I have absolutely never seen mold grow on carrots until I lived here and it’d grow after A WEEK. Mold would grow in the toilet and then I found it growing in the wood above the kitchen. While I was looking up there I also found a dead mouse. I had maintenance come and he painted over the mold with kilz spray paint which he assured me would solve the mold problem. He ignored the mouse until I reminded him and then he said “what do you want me to do with it” and I said get rid of it obviously, so he kindly threw it in my trash for me. Then he spray painted over the mouse poop and pee to seal it off when I asked they clean that out too Review from Google

May 2018: Mgmt and front desk staff are poor communicators they won't do anything to help you. Poor poor place to live. DO NOT MOVE HERE. Rules are selectively enforced and some rules are not enforced at all even though we agreed to follow them when signing the lease. Terrible place. Run away fast. Nalleli Sanchez the front desk staff is rude with residents but will be deceptively nice until you sign your lease. And she hides behind the catch all phrase "it's company policy" and won't budge an inch to compromise with you. Very rude. Review from Google

Mar 2018: ******UPDATE****** So I've made it known to arbour park the spray doesn't work well and since then they have done multiple different things to rid the apartment of the bugs. Nothing has worked quite yet though I'm afraid I even bought wall plug ins but that doesn't work either. Hopefully it's resolved soon didn't know this when I moved here but this complex accepts section 8 vouchers. That alone brings all kinds of not so good people, but also there's roaches here, and I've had my apartment sprayed and it does nothing, I keep my apartment really clean but still they come. They turn off the AC in the winter even if it's still hot. When my lease is up I'm definitely moving out of here I left a bowl out for one night!! It had three roaches in it the next morning. That alone brings all kinds of not so good people, but also there's roaches here, and I've had my apartment sprayed and it does nothing, I keep my apartment really clean but still they come. Dec 2017: This place sucks, if I could give this place negative stars I would. This is the second contract with them, I would not have moved back here if I knew the second apartment would be waaay worse. We had same issues in the first apartment here, but gave it a second chance because of how cheap and close it is to ASU campus. The water is always being shut down there's roaches everywhere even after it has been sprayed, people getting arrested and evicted all the time. Things being stolen from the patio because it is a open patio. They will give u notices of water being shut down the day of! The walls are paper thin easy to put holes in and u will be charged. The floor is moldy and we had some missing plastic tiles when we first moved in and we can lift the carpet easily, we have a giant man hole behind the drawers from the last guest. Oct 2017: Constant plumbing issues. Last minute notices about pest control and carpet cleaning. Office staff Suami is mean and ridiculous. She likes to argue with people and blame the residents. This place needs to be shut down. They will be reported to city of Tempe housing and the news. There are plenty of complaints against them regarding several issues that haven't been addressed. Apr 2017: ATTN: DO NOT MOVE HERE!! This has been the worse place I have ever lived in my entire life!! We had a roach problem from day one and management failed numerous times to handle the situation. I filed so many complaints, requested our apartment be sprayed and bombed. Did not help!! Management showed no empathy. We found traces of termites in our closet. We spoke to management about the issue, they took some notes down and never did anything about it. Oct 2016: On two occasions homeless drug addicts locked themselves in the laundry room and weight room. In the weight room this morning the lock was literally disabled and they had the door barricaded. The management solicits personal charity posted on fliers through out the complex. It's bad enough I get a thousand fliers from restaurants on my door every day. The apartment complex should call those establishments and tell them to not solicit. It's always the same ones. But I digress, my point is if I can't post fliers through out the complex promoting my daughter's girl scout cookies management should not be allowed to for funerals. Review from 10/3/16 on Google
Aug 2016: I rarely write public reviews especially negative ones but recent events have forced me to and I am hoping my feedback makes it to the management. I have been living at Arbour Park for two and half years now. Hot water issues have been very common at this place since I started living here but the leasing office was quick to have the plumbing company come and fix the issue (2-3 days) and also kept the residents updated with the status of the fix so it wasn't too bad. Some time recently, however, Arbour Park decided to change the plumbing company they use (may be to save cost?) and the new company takes a long time to come and fix the hot water issue. I have been without hot water for three weeks now. The regular maintenance updates from the leasing office to residents have also stopped. Apr 2016: I've lived here for three years. Had a water leak from the upstairs apartment, and they just show up, make sure it isn't leaking anymore, and leave. Now I have mold coming out of my vents. MOLD. They're lucky I'm leaving this unit immediately thankfully for my lease expiring. They definitely also need a more comprehensive background check for tenants. Review from 4/2/16 on Google
Mar 2016: Constant gas and hot water problems. I have gone days without heat or hot water here. The entire place smells awful, the carpets and central air system has a significant mold problem. Do not live here if you have lung problems, living here only a couple weeks flared up my asthma so bad that I had to move out. Also, there are drug addicts living all over this complex. Nov 2015: Would not recommend this complex to anyone! All amenities are either closed or broken. The laundry facility has been closed for a full month because there is no hot water and the dryers don't work. I have to relocate just to do my laundry, which is an inconvenience on myself and newborn son. I have received multiple notices stating my A/C and water would be shut off due to maintenance finding underground leaks. This happens regularly. Nov 2015: I am currently a resident at Arbour Park Apartments. I have lived at this location for 3 months of my 6 month lease. So far, this has been the worse living experience I have encountered and below I have stated the reasons why. 1. Management is rude and not helpful at all. 2. The pool has been consistently closed since I began living at this complex. My lease started at the beginning of July. 3. The laundry room has also been shut down continuously since the beginning of my lease and is still currently shut down. Management has a note on the door stating that there is no hot water and that the dryers are not working. Forcing tenants to relocate to do their laundry. Review from 11/1/15 on Google
Oct 2015: My boyfriend and I have been living here for about a year and a half so far. This space is perfect for 1-2 people. It's small, but cozy. Initially, moving in, we had to clean the apartment of dead small cockroaches and some live ones (tiny though). A bit of the venom stuff and they were completely gone within a week, so no biggie. One thing we do not like is the constant water/plumbing issues. At least once or twice a month, the water will be shut off due to having to constantly work on it. The current management does a pretty good job of sending out notices for that though. Other than those things though, we feel this place is pretty great. Review from 10/20/15 on Google
